I really enjoyed working with Luke and his team. They were extremely professional and dedicated to completing my project within their timelines.
I have had a few renovations done at my place and I have never experienced a contractor that has been so mindful, honest and considerate of my place. They ensured that after every day the area they worked was clean and when completing the project, left my property in the same way they found it.
I appreciated the communication throughout from Luke, who kept me updated on what the next steps were and what they would like to accomplish for each day that they were here.
I find it amazing especially in the construction industry, a team that cares about your project and their willingness to complete it. I remember at times, I had to ask them to stop working, that's how dedicated they were.
As for the work carried out..I am extremely happy and they exceeded my expectations. I appreciated the fsct that I had some ideas of what I wanted but Luke and his team always shared the pros and cons with me and even shared some of their own ideas.. They were just phenomenal from start to finish.

Overall working with Kaiross Construction was a satisfying experience! They provide an all round construction and maintenance service. I had them mainly for painting my flat, but with the diverse expertise they have they were able to attend to my several construction and maintenance requests including installing bathroom mosaic and decors, replacing a door, putting up curtain rails, address plumbing problems, fumigation and cleaning, and more. I was SO impressed with this company. They called within an hour of my request and came out to perform an inspection. I had a quote in a few hours, which I accepted based on the wonderful advice Luke from Kinross provided and they came the next day to install.
They took care of all the purchasing of the pavers required and kept my up to date and they arrived promptly in the morning and worked flat out till 6pm, to complete the project in one day.
I am so happy and so impressed with the end result and their work. Great service and very professional!

How can someone tell if their Garage is suitable for conversion?
All garage conversions need building regulations approval and before work begins, you will need to submit a building regulations application.
Once your application is approved you will need to contact your building control surveyor so that they can make regular site visits as work progresses.
They will need to check the correct doors and windows have been used, that the right drainage is in place and that all the structural elements are suitable for your new room.
One of the main areas that will concern your building control surveyor is the type and depth of foundation of your current garage. Often, they are too shallow to support the additional weight of a new wall, window or door where the garage door used to be. If the conversion is to be double height the foundations need to be even deeper. Your builder will need to dig out new foundations and perhaps talk to a structural engineer to ensure the new foundations are sufficient to take the new load.
Run us through the different stages of the Garage conversion process - what's involved?
Garage Door Infill - This is the most obvious step of a garage conversion where the door is replaced, usually with a new external wall and possibly incorporating a window in it's place to allow for light
Damp proofing - To prevent moisture infiltrating from the ground making it suitable for home living, along with that you'll need to ensure there is adequate fire resistance and ensure there is thermal resistance to ensure the new space can retain heat and not waste energy
Flooring - Fire resistance, thermal resistance, and damp proofing can all be tackled with proper flooring. in most cases the garage floor will need to be reinforced to make it fit for human habitation. This can be done with either a solid floor or with a suspended timber floor
Roofing - As well as modifying your garage floor the roof will also need attention to ensure it is fit for habitation if there is room above the garage. There are two types of roofing you can get, these are a simple flat roof or a pitch roof which allows for extra insulation
Ventilation - The level of ventilation will depend on the intended use of your garage conversion. Bathrooms and kitchens will need higher level of ventilation compared to bedrooms
