Benny Falken was contracted to build a granny flat, single garage, loft in the existing house and to extend an existing garage.

The build was scheduled to start 01.04.2023. Because he was behind on another build we had to wait till 23.06.2023, more than 2 months delay, to start our build. My parents moved down and had already put their property on the market, so the build was time sensitive. After numerous discussions Benny assured us the build will be complete in time for my parent's arrival end of September 2023.

Most days, early in the build, Benny was never on site. There would be two or three guys on site and the build did not move. Because he was not on site and did not monitor the work a lot of the work had to be redone numerous times.

He installed the cupboards himself, it took weeks and the quality of work was ridiculously poor.

We had repaint the entire flat and loft ourselves because of the sub-standard paint quality and poor workmanship.

The subcontracting was plainly dangerous. The electricity work was subcontracted to someone with no electrician qualifications. When we realized this, the qualified electrician that was brought in to fix the mess, was as shocked and it took a full day's work for him and his men to fix it. Not even talking about the inspector that supplied the COC for the electricity, one friend helping another I suppose. So not even that could be trusted.

Because the build took months longer than expected Benny had to use the money we already paid for wages and ran out of money for material.

To this day, he has not returned to fix the once again shocking paving work and the existing garage extension.

I wish I could give no stars but unfortunately one star will have to do. If I spend my last breath warning people against this company and against Benny- it will be a breath not wasted. I don't even know where to start. A project that I paid 75% upfront for and was to take 4 months landed up taking more than a year and was never completed. Benny would send his team on-site with no supervision and no support or direction. Often not rocking up and blaming his men (who would later tell me Benny had taken on multiple jobs and too much to handle). They redid my kitchen by extending it- that was the job. Also don't be fooled, they're not cheap. To quote Benny himself "I am not the cheapest nor do I want to be, I pride myself on the quality". I don't think there's enough characters to even list everything they went wrong. They painted my cupboards using my own spray paint gun (which was not returned to me for months and months) and the paint started peeling almost immediately as no primer was done. They did my floors 3 times as they kept getting it wrong (vinyl) and by the 3rd time the vinyl was completely damaged and bubbling in multiple areas. Benny promised he would replace and fix, but let me warn you- Benny is great with promises but even better at not delivering on them. My roof leaked buckets onto my counters damaging my brand new vegetable containers I bought from yuppie chef. Not a problem though, he will come through and repaid the roof! Well according to the electrician I got in recently to fix all of Benny's stuff ups- the roof hasn't even been waterproofed correctly hence the delightful brown marks all over my newly painted kitchen walls (which my partner and I painted ourselves eventually as Benny took so long). The brown marks attributed to leaking... the very leaks Benny fixed. Then let's move on to the plumber I needed to hire to fix Benny's plumbing he did. When they came they laughed, literally laughing at the plumbing. The sink wasn't even connected properly to the pipes causing water leakage and blockage AGAIN. Another supplier I had to pay to come fix the dog show left by Benny. This is not even me telling you about the light they installed upside down, the cupboard door put back on upside down and the sliding bathroom door he installed so far from the wall that I now have the great pleasure of being able to see my partner pooping when using the toilet. The water pressure all of sudden after they came also now a lovely soft drizzle that if you angle your body just right, you can rinse at least 50% of the soap off. The one nice thing he did was match the paint of the one wall in my lounge to the other three walls for me. And by match I mean a completely different colour not even on the same colour wheel. I have plugs sticking out everywhere, handles falling off my cupboard doors and chunks of floor boards missing from where he redid the floors. My favourite part? When we messaged him over and over about how unhappy we were he promised us he would come back, personally and sort it all out. But in true Benny style it's another 2 months down the line and we haven't heard a peep. Stay away if you have any pride in your home whatsoever. Stay away if you don't want to have to pay another company all over again to come out and fix what they did. Honestly you're better off asking your next door neighbours border collie to come to the work as they would do a better job. More...
