All that glitters ain't gold. From my personal experience, the rules of the place makes life inconvenient and difficult. And the estate agents don't communicate these rules prior to agreement. The property has a lot of rules in place and are ready to penalize you for them, but are not able to provide basics that they promise, such as proper electricity, cleanliness or safety. Floatation devices for infants and toddlers are not permitted in the pools and jungle gyms are not toddler friendly. The place is definitely not baby friendly. From my experience I also feel as if the staff is a bit racist towards Indian and white people, as they tend to treat different people directly. There is never anything done about the vandalism and cable theft. It occurs pretty much every week. So dealing with that plus load shedding is just too much. Balwin and the local security as well as the police do not care. I haven't had power for near 16 hours now. RIP food in my fridge. So don't waste your time renting/buying a place here. They charge premium rates and have all sorts of ridiculous rules with penalties if you break them, yet, they can't provide basic services for those that live in the development. Do not buy if you do not want these problems in your life: 1- Constant power cuts (literally two days without electricity as I write this). Balwin should just install solar panels for us, but no, profits first.. 2- Sewage spilling into your garden, kitchen door. Sewage design is terribly bad.. 3- Drug problems (security friends with dealers).. 4- Also, if you prefer a place full of south africans, do not come here 5- The ligfestyle centre is cute, but it gets so packed with noise makers that its unusable.. The estate itself is nice but the experience has been very disappointing to say the least. Always have electricity issues (vandalism, faulty cables or cable theft) and this happens OFTEN! Beware tenants apartments are being robbed and the complex manger/management, does absolutely nothing about it, such a huge complex where people literally pay so much money for rent only to end-up loosing your properties, you literally have to always lock your doors / Windows, because you get robbed by any minutes. don’t make the mistake to take a walk to the gate, your apartment will ransacked in just few minutes everything is gone, the big question is why are these criminal comfortable enough to keep stealing inside the building, and why is the complex manager mpho doing absolutely nothing about it, the complex manger and complex security ignore those who their property were stolen inside there homes, mpho and the security just carry on with their daily activities like nothing happened, stay away avoid this place it’s not worth it, don’t wanna even talk about the noise, littering and the electricity issues and the security issues, a total turnoff More...

Beautiful place and great apartments but there’s almost always no electricity for no good reason. I wish someone had told me early, but don’t move here or the surrounding area unless you plan on buying a generator.

Not going to beat around the bush here. You'll be lucky to go a week without either fibre internet issues or electricity issues. Other than those two, the place is chilled, the owners/tenants are some of the realest I have ever met and the building manager is an absolute legend, but the issues remain: electricity and internet. Electricity metering is provided by Remote Metering Solutions which is notorious for providing terrible service. I haven't experienced anything out of this world, but you may wanna do your homework. Pros: Beautiful place overall, nice medium- large sized lagoon, with lifestyle centre equipped with restaurants, offices and boardroom areas, soccer ground, gym! Cons: There’s a huge problem with electricity outages, electricity goes off every other day, approx 3-4x a month! Working from home will be entirely impossible because on top of the electricity issue, there’s fibre which is down the equal amount of times as the electricity. Absolutely little to no accountability for anyone breaking rules, like parking in other peoples parking! Other issues are minor and can be tolerated but electricity and fibre is what’s making this place a huge turn off!! More...

Please beware. Balwin are developing very fast with extremely shoddy quality. Each unit comes with massive defects and Balwin's building manager close snags without fixing them. Electricity power cuts occur all the time. Security does not maintain peace and quite, tenants always play loud music and throw alcohol bottles in the walk ways and parking lots.
