I have nothing to say but wonderful things about oak and apple. Living alone has been a huge learning experience for me. Having a company like them has made a huge difference . They are always there if you have any questions or issues about anything. Prompt In response to everything, wonderful people that return your messages and put you at ease, they come immediately for any maintenance issues and has everything rectified right away. The portal is great. Everyone I have spoken too , had come out to help, repair anything at all were very professional and extremely kind and helpful. Probably the worst rental company I’ve ever rented with , caretaker at balmoral is super disrespectful same with the showing guy I wouldn’t recommend. The owner of this company Jamie Buhler is a pastor but his morals are subject to debate. Let's stick to the facts though.I had one house that was damaged when his company took over my house portfolio . During the almost year-long period that the house was under management contract with his company, his company did absolutely nothing in terms of seeking out repair quotes or putting in tenants. However, he kept charging me $100 every month for doing absolutely nothing and then charged me a $200 cancellation fee when I took away my portfolio from his company. His response on this matter was simply 'These properties were under contract with Oak & Apple'. If you truly want to go the route of putting your properties under his management, be sure to ask for a contract where you don't have to pay monthly for vacant units.I have spent thousands upon thousands of dollars in management fees and ended up having to find tenants for some of my vacant houses myself, because their fee structure is that you pay a fixed fee, regardless whether a house is rented out. So they have no incentive to try and find tenants for your units because they get paid regardless.Like other reviewers have said, the owner's responses to negative reviews but also to day-to-day email interactions are to deflect criticism and shift blame onto the customers instead of addressing their concerns, a classic example of the DARVO tactic (Deny, Attack, and Reverse Victim and Offender) often used by abusive individuals to avoid accountability by making the complainant seem like the problem More...

As a prospective client, I was left disappointed after being ghosted by Oak + Apple.Two weeks ago (Jan 15), I had an intro call with Jamie, the owner, and really liked what I heard about the company, their values/operations, and felt good about our chat. It was my first experience with a property rental agency, so I didn't know what to expect and was happy with how the conversation went.I was sent some info about the company, and a document to sign to lock in a service agreement. I emailed back stating I would likely sign the following week as I wanted to make sure I had all info (I was waiting on a market/rental assessment from them).Communications were quick at this point. The following Monday, I sent photos of the unit to help with the rental assessment, and to give a better idea of the space. In the same email, I also asked a question about one of their policies.I didn't hear anything back until Thursday, and there was still no rental assessment provided at this point. Just a short response about the policy.I responded back the same day with a follow-up question and requested an update on the rental estimate. No response.I emailed once more on Saturday, asking to set up a second meeting so I could ask a few additional questions I came up with about the property itself, and mentioned that I didn't sign the documents yet, because I was still waiting on the rental estimate.It's now Thursday (2 weeks after initial meeting, and 1 week since Jamie's last email to me), and I still haven't heard anything.Oak + Apple was my first choice company, and I'm disappointed about the poor communication. I'd rather have gotten an email saying they no longer felt this was a good fit, versus being what I can only interpret as being ghosted. It has left a bad taste in my mouth.Update Feb 5: Still have not heard back, but I wanted to add that I'm pretty appalled at some of the responses left by the owner on low-level reviews. I've rented with Oak and Apple for several years now, and have had an all-around positive experience. They are easy to contact and quick to respond with maintenance/repair requests, and are super flexible and accommodating with any situation or request that may come up. Last year, they sent me a $100 gift card, which I understand they were doing for a random tenant every month in that year. It was very thoughtful and much appreciated! Had a really smooth and hassle free experience with Oak & Apple. From start to finish, everything was super straightforward. Their tenant app made it so easy to track payments, documents, tasks and questions were really convenient. The team was responsive and helpful whenever me and my husband had an issue or question. This rental company is absolutely terrible. Moved into a house rented by them in April 2024. The house clearly needed to be painted and have the holes fixed, as well as a window that had tape holding it together before moving in, and was told it would be fixed by move in,but that wasn't done. Had a few issues here and there at first. Such as the washer knob needing to be replaced. That was done decently quick. Then the toilet was constantly leaking water from the bottom. They sent a plumber I believe after a few days. It was fixed maybe a week then leaked again. Was the only bathroom in the house and anytime it was flushed it would almost flood the bathroom. They sent another plumber got it fixed that was good. Fast forward to October. There was clearly some sort of rodents living through out the attic and all through the walls of the house. They sent pest control a few times the same technician got months and I kept being told nothing was there even though I had video recording of the noises. I was paying 1830 for rent to have rodents living with us. And to have them pretty much tell me well we can't find anything unless we go behind the walls. I ask you leave my lease as it's almost been a year of dealing with this and no solution. I moved out August 1st. Cleaned that place better than what it was before I had moved in so I could get some security deposit back. Even asked the guy who did the move out inspection if he thought I'd get some my deposit back. He said he did but didn't know how much. Fast forward to last week I check my resident portal to see 2 fees adding yo 1299. One for cleaning and another got repairs. When I reached out to the company to ask what was going on when I had asked the inspection person if I'd get some back he stated I would, and now I owe $1299?? How does that even make sense. She sent me receipts showing paint and paint supplies saying I was being charged for those items. Even though they hadn't painted it done anything before I moved in! She said if I don't like it take it to the rental board. I asked her to send me the move in inspection as I wasn't even aware there had even been one done as I hadn't been there for any move in inspection. Joanna then sends me a move in and out inspection for a completely different address and then a inspection dated and signed on days that make zero sense. She told me if I don't like it go to the rental board. Unbelievable on the way they treat their tenants. Not just one bad review either it's multiple and it's for a reason. Services

We refer to our services as "end to end". That means we can handle everything from start to finish. Your fee is based on a percentage of rent that we collect. This keeps your costs standard and set so you know what to expect every month.

From showing to leasing to move in to regular inspections, to processing the move out. We handle everything from start to finish. We consider all of this to fall under the umbrella of property management; there is no extra charge for these services.

Our online ticketing system makes it easy for tenants to report maintenance issues, our team to troubleshoot, and our clients to approve. We will gladly use our client's preferred trades or our own in-house contractor team should you prefer.

For all tenants in our portfolio, we process evictions where necessary. There is no fee for this service; we only charge the costs to process, file and enforce. That's it.
