ERA Realty Network one of the agent serve customers service very bad. His name is Gideon Gio, contact no. 90070702. Before our agreement is rental fees we will pay at the house and same time collect key our agreement on that day. The next day I message he said paid rental fees. I said I can pay same time rental fees on that house n collect key. He said no. Paid first rental fees. How can I trusted? Yesterday he make tenancy agreements also not the rental block there. Outside MacDonald there. How can I trusted? After I said same time block there I transferred rental fees. He not reply my call. Agent emily Foo of ERA REALTY. Review of agent and landlord in 16 gambir ridge, 02-05 - Landlord and agent exploitation. I’ve stayed for almost one and half years in this condo and Im writing this review for future tenants to note that the landlord and the agent of this unit will take your money for their gains. These people are beyond unethical. - Mould in bathroom : There was mould forming in the common bathroom. Landlord came in and said it’s nothing. During the time we were leaving, he charged us $100 . This is his responsibility to ensure the place is liveable. - Balcony doors in living room and main bed room does not lock!!. For the entire tenancy period this was not fixed. We had to manage. Imagine that! - Refrigerator : At the time of handover the refrigerate was broken, it took weeks for land or to come and inspect. The landlord charged me for the delivery fee of the temporary fridge and it took two months to replace a new fridge. Took $100 from me. For two months this place was not livable with a fridge in the living area and for one month I had additional expenses for food since I had to do a lot of take outs. - Microwave oven : At time of hand over this was broken, no replacement done. $100 went for my own microwave - Main Door lock; when we mentioned that the main door lock is not working well, landlord did not do anything. He inspected and put WD40. At the time of leaving he charged us $200 . - Worn out floor tiles in the living room and bathroom : The agent Emily Foo wanted to charge us for that, fortunately I had pictured during the time of hand over. - The agent Emily wanted more money to be deducted from the deposit, so she added “living room fan not clean”, one 3M hook being pasted and mould. Then she said for each of these line items the market rate is $100. And kept another $300. During the time of the handover we agreed to a fee of $100 for all of these items but NO. They still kept most our money. - It took over two weeks to return the deposit to us. Our total deposit was $7300. The agent deducted her commission and rental of $3000. (We agreed to this, although we had a diplomatic clause, this rental agreement still had a penalty of charging tenants) In addition to this they kept another $1000 from us for “future fixtures”. There was no basis for them holding our money. After multiple pushbacks our only focus was to get some part of our deposit so with no basis we were forced to agree to an additional $500. - The worst part! After 2.5 weeks of handover the landlord said he tired to fix the door nobody but the Door broke and he wanted to charge us for the replacement of a new door. From my experience, If you're the tenant you will most likely get a raw deal and not much help, as most of the agents will be like mosquitos (get the hint) . They will only side the property owner on everything because that's where they will earn their commission. They are like slaves to the owner, they will claim helplessness. She hide me for the owner, and the occupants of the same unit emit a lot of smoke . Beware of this unprofessional ERA agent Jermaine Chai (5302028 / R068106H), who did not perform her duties well as an agent (always biased towards one party, did not protect my interest, did not do her part to negotiate the best options, did not filter unreasonable requests from another party, clueless on common things like utilities account transfer and attitude is not good as well). It is basically useless to make complaint to ERA compliance team, so it is better to share my worst experience with family, friends and public thru reviews, forums and social media. And make complaint to CEA is more useful than ERA, they will just brush you off with general comments and your concerns will not be addressed or taken seriously. She was genuinely inquiring to find a new place and this gentleman can tell her off because he was not happy she is not planning to rent immediately (Expecting fast sales I suppose). He told her they are better off strangers and brushing her off. I see so many 1 star and 5 star comments in this page. A lot of 1 star feels like genuine complaints on their staff and the 5 star comments seem like bots or their friends/staff trying to push their ratings up.
