We used AtticCraft and the work was grand, smooth and fast. Everything went to plan. The architect took a few weeks with the paperwork, but sure the rest was efficient and smooth altogether.

The AtticCraft Dublin Conversion Process — Step by Step Stage 1 — Free Survey & Quote We visit your home at a time that suits you. We assess your attic space, measure the ridge height, check the roof pitch and structural timbers, and discuss exactly what you want to use the space for. Within 48 hours you receive a full written quote with a clear breakdown of every cost involved — no hidden extras. Stage 2 — Design & Planning We engage a structural engineer to prepare drawings and calculations for your conversion. We confirm whether planning permission is required — most Dublin conversions fall under exempted development and don't need it. If a commencement notice is required we handle that on your behalf. Stage 3 — Structural Works This is where the transformation begins. We install the structural steel beams, open the roof and construct the dormer frame if applicable. The roof is made fully weathertight within 2 to 3 days — you are never left with an exposed roof overnight. Stage 4 — First Fix With the structure complete we move inside. We install full insulation to walls, ceiling and floor, carry out all electrical first fix wiring, install any plumbing required for an en-suite, and fit the new attic staircase. Stage 5 — Plastering & Second Fix Dry-lining and plastering throughout. Second fix electrics — sockets, switches and lighting fitted. Windows and Velux rooflights installed and sealed. En-suite tiling, fixtures and fittings if applicable. Stage 6 — Finishing Floor preparation and flooring laid. Fire door installed to Building Regulation standard. Full site clean and waste removal. Stage 7 — Sign-Off & Certification A Certificate of Compliance with Irish Building Regulations is issued on every single job — signed by our engineer. This is essential when selling your home and confirms all work meets the required standards. From survey to handover most projects are completed in 6 to 8 weeks. You stay in your home throughout with minimal disruption to your daily life.
Honestly — the moment a client sees the finished room for the first time. They've walked past that attic hatch for years, using it for storage, and suddenly it's a bedroom or home office they actually want to spend time in. That transformation never gets old. There's also the practical impact — a lot of our clients come to us because they've outgrown their home but don't want to move. When we hand over the keys and they realise they don't have to move after all — that's a great feeling.
I wanted to build something of my own rather than work for someone else. Construction is a trade where the quality of the work speaks for itself — there's no hiding behind a brand or a big company name. If the job is done well, clients tell their neighbours. If it's not, they do the same. Starting AtticCraft gave me the chance to build a reputation based purely on the standard of work we deliver — and that's something I take seriously on every single job.
We specialise in attic conversions — it's all we do. You're not hiring a general builder who does attics on the side. Every project we take on gets the same level of attention and the same standard of finish. We're transparent from the start. The quote you receive is the price you pay — no surprises halfway through the job. We handle everything. Structural engineer, planning advice, insulation, electrics, plumbing, plastering, staircase, finishing — one team, one point of contact, start to finish. Every job comes with a Certificate of Compliance with Irish Building Regulations signed by our engineer. That protects your investment and matters when you come to sell. And we work around you. You stay in your home throughout — we're in and out with minimal disruption and the job is done in 6 to 8 weeks. Simply put — we do what we say we're going to do, when we say we're going to do it.
No — attic conversions require our team to be physically present at your property throughout the entire project. However, the initial consultation can be done remotely. If you'd like to get a rough idea of suitability and approximate costs before we visit, you can send us photos and measurements of your attic space and we can give you a preliminary assessment over the phone or by email. The free on-site survey is always the next step — it takes about 30 minutes and gives us everything we need to provide you with an accurate written
Our team follows all current health and safety guidelines on every job. Before starting work we discuss with the homeowner whether they have any specific requirements or vulnerabilities in the household — and we accommodate those without question. During the project our team works primarily from outside the property during the structural and roofing stages, which means minimal contact with the household for the first week or two. When working inside we keep the workspace clean and tidy at all times, limit access to only the areas we're working in, and clean up fully at the end of each working day. If anyone in our team is unwell they do not come to site — no exceptions.
