Colin did a great job with our garden extension. His ideas were modern and well thought through. He was well versed in his trade and very polite. Any garage can be converted it’s more a matter of how much work and a what cost. Most modern homes require Are capable of being converted especially those with an integral garage. We would come evaluate your property and give an opinion fairly fast

An integral garage is typically a space that is not quite large enough for a car, and is often used to store sundry items, but little did you realise you could already have the perfect solution for extending your home, without always requiring planning consent.

There are several key factors to consider when approaching a garage conversion:

Floors, walls and ceilings that are exposed to an external surface will require to have insulation upgraded.
It is always best to level the floor with that of the remainder of the ground floor of your house.
Sometimes the structural lintel over your garage door can be raised to increase glazing area.

Our Top Tips On Garage Conversions:

Most garage conversions don’t require a planning application, and only require a building warrant application. However, this should not be assumed and clarification should be sought from the local planning department.
Avoid full height glazed openings. Planning departments typically do not like these openings and prefer smaller windows.
The planning department will class ALL garage conversions as an apartment (bedroom), which may require you to find an additional car parking space on your property.
Be aware that a garage conversion (single) has a starting price of £5000. Be very suspect of builders offering works for less.
Allow for 2-3months to get all approvals in place.

Initially there must be a consideration of the Structural implications. Can the existing structure take the new additional loading? This would involve bringing a structural engineer onboard to assess and warrant the changes proposed.

The existing head heights should be considered in line with building standards requirements and will I achieve sufficient access by staircase. What will the impact of a new staircase be.

How will I ventilate and lighten the new attic so as to achieve a habitable space? Will I install a dormer or a velux type window?
