I was the guarantor for a property on Lower Park Rd, Rusholme which my daughter and two friends rented during 2021/22. Despite promises to sort issues such as broken furniture, a leaky roof, and the most horrific mice infestation that went on throughout the course of the rental period, Sylvia at Railton Meeks was sluggish to reply to messages, useless at getting things sorted, and downright ignorant and rude too. Despite the dismissive reply that will no doubt follow this review, I can honestly say as a private landlord with over 120 properties Railton Meeks have been an appalling agent with a total disregard for its tenants. I moved out of this property in June after a year tenancy, and I can honestly say it was the worst tenancy of my life.

The property was in a terrible state when we moved in, with lots of furniture broken, worn and ripped carpets, a broken fridge and generally filthy condition. We reported this through the maintenance site we were given, however these problems took months to fix if they were even fixed - my broken draws in my room took 10 months to even be looked at. This was an ongoing problem throughout the tenancy, in which time the oven broke, the fridge broke, and the ceiling in the living room collapsed to name a few of the problems.

On top of this, our house had a mouse infestation that we weren’t made aware of when we moved in, and which after months was never sorted. Although the agency did send out pest control, the problem was huge holes in the kitchen behind the cupboards which took months to be fixed, and other holes in the house which were never fixed. For almost half of the tenancy I had to sofa surf between friends houses, as there were mice in my upstairs room pooing all over the carpets and even in my bed, and running around at night. We were given rent reduction for the last month, totalling £50 - an amount which didn’t even begin to cover the cost of mouse traps and supplies throughout the year and the cost of having to live in alternative accommodation while the house was literally uninhabitable.

The agency showed no empathy whatsoever for this problem and said things like “there wasn’t much they could do” and it wasn’t their fault and “we should have asked if there were mice when we moved in”, despite admitting that they wouldn’t live in the property or allow their daughters to live there. In particular, Rachel, Tara and Sylvia were rude, nasty and uncaring on the phone when me and my housemates called in distress.

To top this off, the agency have now taken money off our deposit for a carpet clean, even though the carpet was in horrendous condition when we moved in, and also had mice pooing and weeing on it all year. They have also charged us for a light bulb that was working fine when we moved out. I think that this is shameful given what we went through in that property. We have disputed these charges to Deposit Protection Service.

I genuinely feel so sorry for the next tenants living in the property, or anyone dealing with Railton Meeks agency - I would hope the agency feel some remorse for ruining young people’s lives and putting them through what we went through. I expressed this to Tara at Railton Meeks over email and was ignored.

Everything was smooth and down to earth. The staff were open so I got to know my 2 points of contact at the agency and they were available through WhatsApp/call/text which was helpful. They're good at communication - it felt like people talking rather than going through a process. Little tweaks like fixes got sorted in the house, and the move in and move out were fine. Please avoid this agency, it is a scam.
After the mismanagement of the rental of my flat by Rachel on 25th of January, this agent was fired and i received all kinds of excuses since then.
I tried to recover my deposit but Tara the director manager promised me that my deposit would have it in my account in 3-5 days, it has been a lie.
I do not recommend it at all.
if in 5 days I do not have my holding deposit back I am obliged to report it to Citizens’ Advice Bureau, Shelter, Housing Advice Centre, Law Center , National Fraud Intelligence Bureau and Manchester Council , Court , etc etc

I was renting a property from Railton-Meeks for 2 and a half years and during that time any job, big or small, was sorted very quickly and with minimal hassle. The application process to rent a property from them was also the easiest and quickest I've experienced from any letting agent before (even when requiring guarantors), and we went from viewing the property to moving in in under 2 weeks.They have a small team but it really feels like you have your own personal estate/managing agent, couldn't recommend them enough - especially when compared to other 'bigger' agencies. Services

Full property management from advertising and letting the property through to managing the repairs and collecting the rent.

Our property management fees are all out in the open.
We charge 11% of the rent received. We do not charge a landlord for renewing a tenancy after the fixed term.
There is a one off fee of £150.00, which is due only if the property is re-let. This fee covers viewings, advertising and putting the ‘To Let’ board back up.
All our tradespeople are first class and have been working on our behalf for the last 10 years. We receive the most competitive rates.
Railton-Meeks ensure that any minor, common sense, maintenance issues are dealt with over the telephone, to prevent unnecessary visits by trade’s people to the properties, thus keeping costs down for the landlord. We spend time with the tenants at the onset of their tenancy to explain how to work the boiler for example!
We aim from the start to build a rapport with our tenants, to ensure that they are happy and content, thus maximising the length of their tenancy period. This helps to prevent a high tenancy turnover.
Railton-Meeks are proactive in all aspects of managing your investment property, guaranteed!

Railton-Meeks will manage the refurbishment of your project, whether this is replacing the kitchen or bathroom; carry out a full house redecoration. Or something bigger such as buidling an extension.
We charge 10% of the build cost, plus petrol.

The photographic inventory is the most important document both for the landlord and tenant. Railton-Meeks will ensure this is done thoroughly.

£160 minimum charge *increases with the size of the house.
