Q&As

1. Size of the garage, including height. After insulating floor, walls and roof as per building control regulations, the resultant dimensions should be viable.
2. Position of the garage -eg. whether it is detached or attached to the main building. Detached garages cannot to be converted. They have to be demolished and rebuild.
3. Location of property - if it is a conservation area or deeds which might prevent the garage conversion.
4. Type of building- residential house have maximum chances of getting approval while mixed use have less.
5. Future planning - If there is plan to construct another floor on top of the garage in future; better to demolish the garage (rather than convert) and rebuild as extension with property foundations.

3. Design development based on use of the new conversion. (for disabled person or if ensuite is needed, etc)
4. Planning application or certificate of lawfulness application.

1. Clear internal existing height of the loft have to be at least 2.2m
2. Type of property. Loft conversion with a very small dormer in a flat might not be viable . In houses, based on volume maximum dormer size can be achieved.
3. Location of property - conservation area restrictions.
4. Position of staircase is workable. No point in sacrificing a first floor room to accomodate a staircase to achieve another room in loft. Though most of the times the loft room is bigger compared to the room sacrificed on the first floor.
5. Willingness of the owner to make changes on other floors for fire safety to comply with building regulations
