We got our bathroom done which involved knocking down a wall, extending into another room and putting in steelwork.

From start to finish Robert and Pat’s communication was excellent and they always turned up when they said they would. The whole team did a great job and we couldn’t be happier with the end product.

We’ll definitely be using them again for any future projects and have already recommended them to friends and family.

Q&As

Converting a garage into a living space can be a great way to add extra room to your home. However, not all garages are suitable for conversion. Here are some factors to consider when determining if your garage is suitable for conversion:Structural Integrity:
Check the structural integrity of the garage. The foundation, walls, and roof should be in good condition. If there are any issues, they may need to be addressed before conversion.
Space and Layout: Assess the size and layout of the garage. It should be large enough to accommodate the intended use, whether it's a bedroom, office, or other living space. Consider the placement of windows and doors for proper ventilation and natural light.
Local Regulations: Check with your local building department to understand the zoning and building code requirements for garage conversions. Some areas may have restrictions or specific guidelines for converting garages into living spaces.

Assessment and Planning:
Evaluate the suitability of the garage for conversion.
Determine the intended use of the converted space (e.g., bedroom, office, gym).
Check local regulations, zoning requirements, and obtain necessary permits.
Establish a budget for the project.
Design and Layout:
Create a detailed design for the conversion, considering layout, flow, and functionality.
Plan the placement of windows, doors, and any additional structural elements.
Consider insulation, ventilation, and lighting in the design.
Utilities and Services:
Ensure that the garage has access to necessary utilities (electricity, plumbing, heating).
If needed, extend or modify existing utility connections.
Structural Modifications:
Make any necessary structural modifications to ensure the garage meets building codes.
Address any issues with the foundation, walls, or roof.
Install additional support if removing walls or altering the structure.
Insulation and Soundproofing:
Install insulation in walls, ceiling, and floor to regulate temperature.
Consider soundproofing measures, especially if converting into a living or bedroom space.
Windows and Doors:
Install windows and doors based on the design.
Ensure proper sealing to prevent drafts and maintain energy efficiency.
Electrical and Plumbing Work:
Plan and install electrical wiring for lighting, outlets, and any appliances.
If necessary, incorporate plumbing for bathrooms or kitchenettes.
Heating and Cooling Systems:
Integrate heating and cooling systems to ensure comfort in the converted space.
Consider options such as HVAC units, baseboard heaters, or ductless mini-split systems.
Flooring and Finishing:
Choose appropriate flooring materials based on the intended use (carpet, laminate, tile).
Install flooring and finish the space with paint or wall coverings.
Fixtures and Furnishings:
Install fixtures such as lighting, switches, and outlets.
Furnish the space with the necessary furniture and accessories.
Final Inspections:
Schedule and pass final inspections with local building authorities to ensure compliance with codes and regulations.
Obtain any required certificates of occupancy.
Landscaping and Exterior Considerations:
Address any changes to the exterior of the property, such as modifying the garage door or adding windows.
Consider landscaping to enhance the overall appearance of the property.

Converting a loft into a usable living space can be a great way to add value to your home. However, not all lofts are suitable for conversion. Here are some factors to consider when determining if your loft is suitable for conversion:

Headroom and Height:
Check the headroom and overall height in the loft space. Adequate height is crucial to creating a comfortable living area. A minimum height of around 2.3 meters (7 feet 6 inches) is often recommended.
Roof Structure:
Assess the type of roof structure. Traditional cut roofs with rafters are often more suitable for conversion than truss roofs. Truss roofs may require additional structural support.
Floor Area:
Evaluate the available floor area in the loft. The loft should be spacious enough to accommodate the intended use of the space, whether it's a bedroom, office, or other living area.
Access:
Consider the ease of access to the loft. A proper staircase will be needed, and it's important to ensure that there is enough space for a safe and compliant staircase.
Supporting Walls:
Check the condition and positioning of supporting walls. Load-bearing walls may need to be reinforced or modified to accommodate the conversion.
Windows and Natural Light:
Assess the potential for adding windows or skylights to provide natural light. Adequate natural light is important for creating a pleasant living space.
Insulation:
Examine the existing insulation in the loft space. Proper insulation is essential for maintaining a comfortable temperature and energy efficiency.
Services and Utilities:
Ensure that the loft has access to necessary utilities such as electricity, plumbing, and heating. If not, you may need to plan for their installation.
Building Regulations:
Check with your local building department to understand the building regulations and codes for loft conversions in your area. Compliance with these regulations is crucial for safety and legal reasons.
Planning Permission:
Determine whether planning permission is required for the conversion. Some loft conversions may be considered permitted development, while others may require approval from the local planning authority.
Budget:
Assess your budget for the conversion. Loft conversions can vary in cost depending on factors such as size, complexity, and finishes.
Future Use:
Consider your long-term plans for the property. Ensure that the loft conversion aligns with your lifestyle and adds value to the overall property.

Preparation and Site Setup:
Set up scaffolding and safety measures.
Clear the loft space of any items and protect the rest of the property from construction dust and debris.
Structural Work:
Carry out any necessary structural alterations, such as reinforcing the floor, installing support beams, or modifying roof trusses.
Create openings for windows or skylights.
Insulation and Soundproofing:
Install insulation in the walls, roof, and floor to meet energy efficiency and thermal regulations.
Consider soundproofing measures if converting the loft into a living or bedroom space.
Windows and Roofing:
Install windows, dormers, or skylights for natural light and ventilation.
Address roofing elements, ensuring weatherproofing and proper ventilation.
Electrical and Plumbing Installations:
Install electrical wiring for lighting, outlets, and switches.
If applicable, incorporate plumbing for bathrooms or kitchenettes.
Internal Finishing:
Complete internal finishes, including drywall, plastering, and painting.
Install flooring, doors, and any built-in furniture or storage.
Staircase Installation:
Install a staircase that complies with building regulations and provides safe and convenient access to the loft.
Final Inspections and Certifications:
Schedule and pass final inspections with local building authorities.
Obtain completion certificates and ensure compliance with building regulations.
