We offer a free on site consultation where we could assess the suitability of your garage for conversion and talk you through the process from design to getting the work done by a competent builder.

Following our initial meeting and appointment we would start with a full measured survey of the garage / house. We would then meet with you to ensure we understand your aspirations. We would then present our design in the form of proposal sketches, drawings or models. At this stage, budget can also be reviewed to check the proposals are within reach. We would meet again to sit down and discuss the proposals, integrating any feedback before arriving at an agreed design.

Once the basic design is agreed we work up a more detailed set of drawings and images to fully explain the proposals. A garage conversion generally comes under permitted development but if a planning application was required we would submit this application on your behalf. Whilst waiting for a decision, we usually contact the planning case officer and, if necessary, liaise with them to ensure the process runs as smoothly as possibly and achieve a positive outcome.

Following a successful Planning process, we prepare more detailed drawings, calculations and specifications which can be used as a basis for construction. The level of detail required can be discussed and will depend on each clients requirements. They range from a package to show compliance with Building Regulations, to a greater level of detail to enable contractors/builders to give more accurate construction costs possibly through a competitive tender process. Additionally, we can work closely with our client to prepare detailed drawings and specifications for all finishes, fixtures and fittings, including bespoke designs, to ensure they have the highest level of design control going into the construction phase. At this stage we would also help to appoint any other parties which may be required such as Structural Engineers.

Where a client has chosen to go to Tender, we assist clients in reviewing the costs, choosing the most appropriate standard form of building contract and appointing a contractor. We then offer a full contract administration service including regular site visits and meetings. In our experience this benefits both client and contractor and helps to maintain the design vision as well as keep both costs and timescales in check. Upon completion we continue to ensure all snagging items are resolved and additionally, return after a defects period to check that everything is as it should be after our clients have settled in to their new building.
