I did not continue with the job as after the pre application drawings I was asked to pay another £450 to continue. However we had agreed on a specific price. Although I made myself very clear about what I wanted to achieve and how I wanted to apply. Even after a full quotation and plan, the price suddenly changed, I lost £450 as I now need to pay for the same job again. More...

Dear Vishal, I would like to mention that the initial quotation was provided for Planning and Building Control Drawings for First Floor Extension to Front and Rear, Increase in Height the Roof , Single Storey Rear Extensions and Internal Alterations. Just after I made the site visit you acknowledge that you apply for a Pre-application council advice yourself but you do not have no drawings no any information meeting the guidelines to provide to your Local Authority, so you would like me to help you with all the documentation needed . This was additional work ,additional application, additional service from what we agreed on the beginning, so we provide you with additional Quote based on the new additional volume of work you wanted us to proceed with . This was quite big job to raise the first floor (one more storey plus separate roof space) to the existing bungalow , single storey to the rear and lots of internal alterations . We are always happy to help our clients but the work provided needs to be remunerated .

How can someone tell if their Garage is suitable for conversion?
We need to inspect the property and see if the Garage can be converted following the Local Authority Rights & Guidelines .
Run us through the different stages of the Garage conversion process - what's involved?
1. Planning Application ( If is not under Permitted Developments Rights ).
2. Building Control Drawings with all the specifications . Building Control Application .
3. Structural Details&Calculations.
4. Might be Thames Water Application if there is any Drainage very close to the Garage .
How can someone tell if their loft is suitable for conversion?
1. Needs to be enough height in the roof space ( existing 2.35 meter minimum under the ridge beam )
2. Site visit to inspect the existing Structural /Load bearing walls.
3. To check with local Council if the property is not in Conservation Area.
