Electrical Installation Condition Reports
Periodic inspection and testing of electrical installations to ensure the wiring and accessories in your premises remain safe for continued use. EICRs are now a requirement for privately let homes and should be carried out at least every 5 years. In an owner occupied property the period between inspections may be up to 10 years and in most commercial premises is usually 5 years.
Portable Appliance (PAT) Testing
Inspection and testing of in service electrical appliances commonly known as PAT Testing is recommended to ensure the health and safety of the persons using them and to help prevent electrical fires. Depending on the environment and appliance type, PAT testing may be required more or less frequently than annually, but most often some appliances in many premises will require an annual check.
Fire Risk Assessment
Fire Risk Assessments are a requirement of the Regulatory Reform (Fire Safety) Order 2005 and involve the identification of fire hazards, persons at risk and control measures in place to ascertain the level of fire risk present and what further measures, if any, should be taken. Fire risk assessments are a living document and will need to be reviewed regularly (the exact period depends on a number of factors but is most often annually). Fire risk assessments will be needed if you are responsible for commercial or industrial premises, HMOs and communal areas within blocks of flats.
