Colin really helped me to work through solutions and options for renovating or extending my property. He really listened to what I wanted and took the time to understand the problems I wanted to solve. He was very approachable, professional, realistic and down to earth. More...

I couldn't recommend Colin's services highly enough, it was a relatively modest sunroom/ extension that we needed but he dealt with everything from producing good quality working drawings to successfully contesting issues with the planners. We're absolutely delighted with how everything has turned out. Thank you. More...

Colin from above agency, partially re-designed the interior of a 1938 - semi detached house. He was able to retain the old features e. g. stain glass windows, original doors (which were stopped), a bathroom was converted into an ensuite and communal shower unit. Colin was courteous, attentive, reliable, and also paid attention to our needs. More...

Colin oversaw our renovation of an old house in a conservation area. We were very impressed with his initial plans, he was able to suggest useful ideas that we had not considered. There were a few unforeseen problems with the house that were dealt with quickly. Any issues with the building process were sorted by Colin and the renovation came in on time and on budget. We found him to be very easy to work with and unphased in the face of what we thought were difficult decisions. I would use Colin again without any hesitation and continue to recommend him to any friends undertaking house renovations. More...

We used 9yards for an extensive renovation in a conservation area in Belfast. We were hugely impressed with 9yards from the outset and would only use them in the future for any renovations.

Colin went more than the full 9yards for me and my family. He not only delivered a beautiful extension and kitchen design, he was there when I was stressed over anything. He was always at the end of a phone and liaised with the builder, council etc through out.. But the most important factor was he listened! I would definitely recommend Colin & 9yards to anyone no matter the build. More...

We were recommended 9yards Architecture by a friend after buying an old property which required renovation and a single storey extension. From the outset we were made to feel comfortable about the project. All aspects were discussed in a clear, concise and professional manner. Any changes were not a problem and we felt Colin had a "can do" attitude to his work. He had a good relationship with the building contractor which made the build run smoothly.
All in all I would use 9yards Architecture again and would recommend to others.

Look no further, these guys are the best!
I simply love our house now that we have extended and refurbished it to designs by 9yards! From their first visit I knew we would get on well, with their friendly, knowledgeable approach, and their design ideas were brilliant, all at a very affordable price - they truly have changed the way our family live, with a large open-plan kitchen/dining/living area where the whole family can congregate. We also engaged them to look after the job on site which took away all of the building stress - thank you 9yards! More...

Bedrooms, kitchens, sunrooms, conservatories, home offices, utilities, garages, lounges, games rooms, gyms, granny flats… the possibilities for extending your house are limited only by your imagination, available space and, of course, the Planners!

Then when you consider the options of single-storey, side, rear and front extensions, not to mention roofspace conversions you will soon realize you could be spoilt for choice!

Sometimes nothing short of exceptional individuality will suffice – often this will involve sympathetic extension or renovation of a period property, the rejuvenating modernisation of a tired 1950’s -’80’s house style or the clever juxtaposition of modern design and living standards onto a traditional country cottage. In such cases these projects leave no room for compromise with bespoke joinery, sourcing of reclaimed materials and individual detailing being just some of the essential elements.

Why not let 9yards help in guiding you towards the most suitable and practical option by utilizing our vast experience in not only the planning and design arenas but also the practicalities of the building process. With our design qualifications and experience augmented by membership of the Chartered Institute of Building you can be sure of the ‘buildability’ of our designs.

Who hasn’t dreamed of building their own home?

There’s not much to match the pride we seen when clients welcome friends into the new house they’ve spent years dreaming of, then planning and building – with smiles that beam “I did this!”

At 9yards we love sharing this journey – teasing out the details to form the initial brief, finding just the right site, exploring preliminary design options.. then knowing when we’ve got it “just right”, before working up the technical details to secure Planning and Building Control approvals and getting onto site where the excitement of building really begins.

From compact cottages to the largest family homes 9yards has the experience and expertise to make your dreams a reality.

Whether you already have a site, are considering a replacement dwelling, are buying a site with outline or full Planning permission, have a large garden which you feel may be suitable, or have identified a valuable urban infill site, 9yards has the experience to guide you through the design and construction processes from start to finish.

From an initial feasibility study, through Planning & Building Control approvals, pricing & trending, Contract Administration and Project Management we can provide the complete service.

Your dream home designed to your exact specifications – why compromise?

A good sized attic with enough head height is a really valuable asset as it can often be the cheapest way to get the extra room you need. Attic rooms can be delightful spaces which feel like a haven at the top of the house. The trickiest part of the design process is working out where the new stair can go, as there are strict regulations about size of stair and minimum headroom – we’ve done this for lots of projects and will make sure that your plans comply with all the local authority requirements.

Classic car storage, kit car building, motorbike collection, joinery workshop, band practice, weaving… we’ve been commissioned to design garages for all of these uses as well as the more everyday storage of the family car and all of those ‘treasures’ you just can’t seem to let go…

But the one thing that has become clear from all of these is no longer such a thing as a ‘standard’ garage. Attached, integral or detached, many people are now using their garages for specific needs whether it involves a separate utility area or a dedicated hobby studio, games room, etc in the roofspace.

Indeed when you’re building a whole new structure why wouldn’t you want it designed by 9yards to fulfil your specific needs?
