George had worked with this company since 2011. George's background in property management began in 1980, and initially involved managing his own properties and non-profit housing complexes. We maintain excellent working relationships with suppliers and trades, and provide our stratas and property owners with monthly financial reporting.

What do you love most about your job?

We love helping property owners to maintain the value of their investment and to provide dependable cash flow.
We assist strata corporations by guiding them through ever increasing complexities in managing their complex with a future vision of anticipated repairs and expenses over the next 30 years. We use YARDI software to manage the financial accounting, and assist with budgeting, and arranging for
maintenance of the building.

What inspired you to start your own business?

I once was able to provide rental accommodation for a widow from eastern Canada, that was 1 block from her son and grandkids.
There are many types of housing, and Raven deals mostly with "for profit housing". We are also involved with seniors housing and some social housing.

Why should our clients choose you?

We have communications in place to receive after hours -emergency calls. If a pipe bursts, or an elevator quits working or if there is a fire at a building, we are not just a Monday to Friday, 9:00am to 5:00pm property manager. We want to know about it, and we will deal with the problem to minimize any further damage to a building or to a resident. Most of my clients and residents can reach me on my personal cell phone outside of business hours if it is an urgent matter.

During COVID, 2020 & 2021, we learned a different way of communicating and dealing with people. Our old property management office had computers connected directly to a server, and our staff worked in a central office, and in person. During COVID, we learned to communicate virtually using Zoom and other media platforms. Our property managers and office staff now have the capability to use cloud based secure connections. If I have meetings to attend and I am out of town, I can meet virtually, and access my office on-line. We began scanning and saving documents electronically, instead of filling the office with rows of filing cabinets. We can keep our accounting updated daily, create work orders, email and internal communication with our clients from any location.

What changes have you made to keep your customers safe from Covid-19?

During COVID, we changed our policy for showing rental properties. We now take a basic application from prospective tenants, and so the number of showings is substantially reduced. During COVID we would sanitize the house, and ask that viewers not open any doors or touch any surfaces. The house was sanitized again after the showing.
Much of the documentation required for creating a Tenancy Agreement can be handled on-line. These changes make it safer for applicants, the homeowner and our property managers.
