I have been working with Lesley Forester for the past 12 years or so on multiple mortgages. Way back when I had sold my home and needed to get a new mortgage, my bank (whom I had been with since childhood as a customer) offered me a rather mediocre rate for my new mortgage. My real estate agent referred me to Lesley and she was not only able to get a much better rate than my bank was offering me, but she also had access to a lot of different mortgage products (which I made use of in subsequent house buys with Lesley) that I doubt my bank would have been able to offer. In addition to all of this, Lesley is friendly, professional, and knowledgeable. She is a pleasure to work with, and I would not hesitate to continue to recommend her to anyone who needs to learn more about their mortgage options, or are tired of getting the bare minimum in terms of mortgage options and service from their bank. I love that you get personalized advice that takes into consideration my family's circumstances, our individual cases and feeling like I'm working with a person not a system just spitting out numbers. I couldn't ask for more in a mortgage specialist! More...

Q&As

As a mortgage professional I have so many opportunities to HELP people. The mortgage maze in Canada can be confusing and overwhelming, many homebuyers and homeowners don't even know what they don't know. It feels so good to help someone get into their dream home, or overcome a stressful debt situation, or purchase a rental property to invest their money.

I worked in banking previously and realized how limited I was in helping my clients, I could only offer products from our own institution, I ended up needing a broker for my own circumstances because my husband was self employed and our bank couldn't help us the way we needed. We found a broker to work with and I realized how many more people I could help that way, and the rest is history! I became a broker in 2004!

There are 6 important things you should look for when choosing a mortgage broker.
Communication - How often do you hear from them? Are they keeping you updated or are you left to wonder?
Honesty - No one likes to have their time wasted. Will they tell it like it is? String you along if they can't help you?
Availability - While we shouldn't expect 24/7 service, your broker needs to be there when needed.
Detailed - If a detail gets missed in real estate it can mean the difference between closing, and NOT.
Caring - Do they care more about their commission or YOU? Are they looking out for your best interests?
Experienced - Are they part time or full time and better yet, how many transactions do they fund in a year?

Absolutely! 99% of my clients I never meet in person. It allows both parties more flexibility and saves time.

I don't need to meet clients in person, the entire transaction can be done via video call and email/text.

Services

Whether you're a first time homebuyer or this is your 3rd home, I can help you choose the mortgage that works best for you.

If you own a home with a mortgage, you have choices. A mortgage refinance can simply be to help improve cashflow by reducing payments, it can also help with consolidating other higher interest debt, or you can take out equity to help with buying investments for your future.

A mortgage term in Canada is often as short as 1 year up to 10 years, when is your mortgage renewing? This is something you cannot leave to the last minute, if your term is maturing in the next 12 months, you need to start considering options NOW.

It takes courage and gumption and grit to be self-employed in today's world. The banking industry hasn't caught up with the plight of entrepreneurs, but mortgage brokers HAVE. We understand what it takes and the road blocks you can run into. Mortgages for self-employed can be complicated, so much so, some banks don't even offer mortgage products for you. The good news is, as a mortgage broker I have access to a number of different products made specifically for you!
