Q&As

It requires review for compliance of the Laneway Suite bylaws in Toronto. It also requires frost protection to ensure it will not shift during the winter freeze. Tie in to the existing services (water, sewer, gas and hydro) are to be connected to the principal dwelling, and they must comply with all Ontario Building Code requirements for a new dwelling unit.

It starts with a preliminary consultation to ensure budgets and process are aligned. Detailed field assessments are then required to review lot specifics, access requirements and any impediments such as trees, etc. The permit and approval process can be simple (as of right) or very complex through the Committee of Adjustments. Construction is then planned through the development of design drawings which are reviewed and approved by the Municipality. Construction scheduling is then developed from there.

A trip up into the attic is required to determine the existing structure and the space that is available between the roof rafters (or ridge at the highest point) and the existing ceiling joists. Noting the size of the members is also key as insulation space and live load support will be required to convert it to living space, which may reduce the existing space significantly.

An on site consultation is required to determine the characteristics of the existing structure.
Budgets and details are developed and reviewed.
Design development occurs and permits are obtained.
Construction commences and continues through to completion when occupants can then move into the space.
