Vann Water, Ockley, Surrey.
The replacement of a rundown edwardian villa with a modern three storey contemporary family residence.
The site overlooks vann water lake, set within a wood and is located within an area of outstanding natural beauty.
The site is heavily wooded at its entrance with a gradual fall down to the lake.
The existing house is located centrally on the site, with no connection to its surroundings + very little landscaping.
The house is subsiding and requires replacement/rebuilding.
The owner runs a business from home+offices in south london which also needed to be accommodated on the site.
The attic was a home to bats which needed to be rehoused, they have been given a new home in the new offices/showroom within the surrounding woodland.
A scheme was drawn up by a local draftsman which obtained planning approval for a modern two storey dwelling. The client came to us, dissatisfied with the design.
We remodelled and developed the scheme into a three storey home with six bedrooms, library, playroom, games room, cinema,
At the centre of the design is a grande chimney with fireplaces on each floor, the rooms and circulation revolve around it: the focus of the home.
There are terraces/balconies from all the bedrooms, with bathrooms set floating ‘within the forest’.
The house is entered via a bridge over an ornamental pond.
The centre pivoted front door leads you into a grand hallway with a galleried library to the first floor.
Brunswick Square Hotel + apartments, Brighton.
We were appointed on behalf of the owner, to undertake various works to the properties over a number of years, including condition surveys, development plans and adaptations to these GRADE 1 Regency listed properties.
Buildings of this period require a constant maintenance program to retain their regal charm.
A lot of work is undertaken ‘behind the regency facade’ to enable these buildings to be enjoyed by generations to come.

Limited competition winner to provide an innovation centre, linking into the existing centre building via a lightweight air conditioned bridge.
Canterbury, Kent. Nunnery Fields Hospital redevelopment
Part refurbishment and part new build of 21 houses and 37 apartments within a Georgian Institutional building.
The workhouse was constructed in 1850 accommodating about 400 inmates. It acquired a 70 bed infirmary in 1883 and latterly became a geriatric unit before being abandoned in the 1980’s.
The original scheme was for the conversion of the building into town houses.
The challenge with this project was to retain as much of the existing fabric of the building, which is in part derelict, and refurbish it whilst retaining its grandiose character.
A significant amount of the existing building fabric had to be removed to enable a new structure sufficient in its integrity to bond the retained facades together.
The result is a remarkable feat of engineering and care undertaken by the contractors to retain the qualities of the original building within the finished project.
The entire 1.2 acre site has now been fully developed
Brampton Manor School, Newham, East London.
Phased rebuild of an entire secondary school
Passive energy building constructed whilst in occupation.
Brampton Manor School is a 1500 pupil co-educational comprehensive school in East London which has been remodelled over a three year phased development to meet the needs of the National Curriculum.
The building utilises the termodeck passive cooling system.

New build leisure centre £2.8m and 110 new build houses and flats.
The rebuilding of a sports based community centre on an suburban site, facilities include:
6 court hall, crèche, community hall, fitness suite and an outdoor all weather pitch.
The centre sits beside a residential development based upon the ‘home zone’ concept. The scheme had to knit into an existing housing neighbourhood and ensure that the new centre did not impinge upon the privacy of its existing neighbours.
