Promote positive relationships with existing HOA and Recreation Committee's, residents and contractors. Organize monthly resident appreciation events and create a monthly newsletter with community news and bulletins. Assist in the creation of annual expense and CapEx budgets and provide monthly explanation for variances. Attend annual conferences and regional meetings. Ensure safety meetings are completed monthly, handle payroll reporting for staff and oversee all communications with attorneys for evictions and surrogate court matters. Promoted to Regional Manager overseeing six (6) managers and 7 communities totaling 2,452 home sites between New Jersey and New York. Hired and trained management and sales consultants for new acquisitions. Assist in the creation of annual expense and capital expenditures budgets while discussing and monitoring budget variances monthly with each community. Oversee the annual rental increases for each community and attend rent control meetings, as necessary. Originally hired as a Resident Manager, was quickly promoted to a 292 unit property as the Community Director. Within 6 months, was again promoted as the Community Director of a 466 unit property then promoted to the Community Director of a 759 unit community (Multi-Site of 3 communities). Duties performed, but were not limited to, weekly and monthly reports, posting rent, handling all move-in and move-out activity, enforcing leasing documents, filing evictions and attending Eviction and Escrow hearings, handling resident issues, reporting capital item deficiencies, developing quality relationships with residents, staff and outside vendors, scheduled the make-ready board, creating schedules for both the leasing and maintenance staffs (multiple properties), creating training manuals which are utilized company wide, developing marketing strategies, assisting the VP of Operations with quarterly manager reviews and property audits. Among other duties, conducting most preliminary interviews for upcoming positions, participated as a member of the due diligence team, cross-trained multiple staff members at other communities as needed, trained new managers, visited communities to trouble shoot deficient areas of the management and/or leasing staff, as well as prepared all documentation needed for new acquisitions. Managed up to 21 employees, payroll, incident reports and workers comp claims. Conducting all aspects of the hiring, termination and progressive disciplinary processes. Next in line for Regional Manager Position with pending community purchases. (Spouse's job moved to Texas)
