Managed twenty commercial properties in the CT portfolio, comprising 600,000 RSF of office, flex and industrial
space. Worked on the development of three buildings from inception, including engineering, STC, construction, and management. Attended all P&Z and construction meetings, and coordinated with utility companies while working with the brokers on the marketing and leasing of the properties. Worked with the president of the company on the acquisition and sale of a 10- acre parcel, attending meetings with P&Z, RH Town Manager and Inland &
Wetlands Committee, and attending all public hearings for the successful sale of the property. Prepared all building
budgets for my properties, including monthly reports, accruals, variance notes and rent-up reports. Maintained a 5%
variance on the budgets for all properties and compiled year-end true-ups for all tenant budgets. Coordinated with the VP of leasing and brokers for the marketing and leasing of vacant spaces, as well as renegotiating exiting lease
extensions, amendments and sublets. Responsible for all contract management for the successful operation of my
properties, including landscaping /snow, fire safety, sprinkler inspections, HVAC maintenance, EMS systems,
security, elevators, etc., and negotiating all contracts on a regular basis to ensure competitive pricing. Coordinated with building engineers on scheduling daily tasks, ensuring that all necessary maintenance and property inspections
are completed on time, and entering and closing work requests in our building engines system. Responsible for approving all invoices related to properties, coding to the appropriate GL account and ensuring timely payments.

Managed 2,000,000 SF of class A and B commercial office buildings, including facility management services. Hired and managed a staff of four maintenance engineers, contracting services with and overseeing all subcontractors
involved in the maintenance of the buildings and grounds. Prepared budgets and reconciliations for yearly
operating expenses. Coordinated lease negotiations with brokers and legal staff, and kept lease abstracts current for all tenants. Provided accounts receivable and payable functions for the properties, including annual budgets and
yearly operating expense reconciliation, as well as all insurance and mortgage company audits and inspections.
Instituted and maintained a life safety program for all the properties and worked with local fire department and building officials to ensure code compliance. Responsible for all tenant relations, including monthly meetings, daily
contact for service requests, coordination of tenant move-ins/move-outs, keying, security, signage, etc. Served as in- house construction manager and/or coordinated with general contractors for over 400,000 SF of tenant
improvements.

Hartford Development Corporation

Responsible for the marketing and leasing of a 265,000 square foot Class A office building under construction.
Worked with national and local real estate managers as well as brokers in the successful leasing of the building,
including all aspects of lease negotiation. Coordinated with contractors during construction, tenant move-ins and subsequent management of the building as it became occupied. Hired all vendors, subcontractors and negotiated
all maintenance services, including landscaping, snow removal, janitorial services, fire protection, alarm services,
guard services, etc. Responsible for marketing and promotion of the building during construction, the leasing-up
period, broker open houses, tours and grand openings, as well as the management of an additional 100,000 SF of existing properties.

Projects

Condo Makeover - Rocky Hill, CT

Revamped entire condo, including kitchen, living room bathroom and bedrooms. Worked with the owner on integrating existing furnishing with new pieces, color selection for walls and purchase and placement of all furniture and accessories for the rooms. Have continued to work with owner with updates of her home the course of several years.

New Office Design - Winstanley Property Management, Rocky Hill

Worked with architect and owner to build a new office suite for the company. Coordinated with contractor and selected new furnishings for the space to integrate with existing pieces. Provided samples and assisted in selection of paint, floor coverings, office layout and accessorizing of the office. Purchased office furniture and coordinated move- in.

Summer Cottage to Four Season Home - Orange, CT

Assisted owner with decor for a newly renovated home from paint palette to furnishings, window treatments and accessories in all rooms. Collaborated in the choice of furnishings, positioning of pieces in each room and purchased accessories for the owner to best reflect his vision for his now lakeside home.

Ultimate Nail and Skin Care, Glastonbury, CT

Assisted owner with relocation and decor of her spa in Glastonbury. Purchased new accessories and integrated with existing furniture and decor to create a relaxing and aesthetically pleasant environment for clients

Anna's Place, Cromwell, CT

Assisted owner in total interior renovation of dining room and take-out area. Designed and coordinated painting of space, table decor, wall decor and overall updating of the existing restaurant to be compatible with the owner's vision for this family breakfast and lunch cafe.

Seaman's Inn Mystic, CT

Renovated one of the dining rooms in the Inn to provide a more casual yet elegant room. Updated color palette, lighting, accessories and window treatments.
