Duties Include:
• Oversee the operations & maintenance of the J T Ross Property Portfolio (Dbn) which includes + 50 buildings (+150 tenants).
• Manage my Assistant Operations Managers, Building Managers/Supervisors and oversee the maintenance issues pertaining to each building within the companies' property portfolio. (6 Staff)
• Manage the Operations Call Centre and Call Centre staff - co-ordinate maintenance related call outs & queries for tenants and building management issues. (2 Staff)
• Compile Building Inspection reports and present them to the 3 x Property Portfolio Managers - Quarterly.
• Prioritise maintenance issues and budget for repairs and regular preventative maintenance.
• Manage Maintenance Handyman (also qualified electrician) with day-to-day maintenance related building issues. (1 Staff)
• Liaise with contractors, re: quotations, repairs, installations, monitor workmanship and pass or sign off work on completion.
• Have meetings with prospective tenants to cover any maintenance or installation issues prior to moving into offices (tenant fit-outs).
• Site meetings with Property Portfolio Managers/Development or Construction staff and all respective parties for new developments, including Architects & Engineers to take on new buildings.
• Manage/co-ordinate the J T Ross Painters with all in-house painting to all buildings. (10 Staff)
• Carry out all operations within OHSAct regulations.
• Manage all service related issues (cleaning, landscaping, security, roller shutter servicing, fire equipment servicing, sprinkler servicing, access control, electric fencing, lifts, hoists, dock levellers, air-conditioning, plumbing, electrical, etc.)
• Ad hoc projects - Roof replacements, Black Book, Eco Friendly, Green Issues, etc.
• Administration of all documentation, invoicing, budgets, costing.

Reason for wanting to leave: Job security - threat of retrenchment within construction industry & knock on effect within the company, due to recession 2009.

Property Portfolio Maintenance Manager

Duties Included:
• Liaise with building managers and oversee the maintenance issues pertaining to each building within the companies' property portfolio.

• Prioritise maintenance issues and budget for repairs and regular preventative maintenance.
• Liaise with contractors, re: quotations, repairs, installations, monitor workmanship and pass or sign off work on completion.
• Have meetings with prospective tenants to cover any maintenance or installation issues prior to moving into offices.

• As this is a new position, I hope to raise the level of the maintenance and safety of the buildings, not only to meet industry standards but to comply fully with the Occupational Health & Safety act.
