How can someone tell if their Garage is suitable for conversion?
1. Look at the roof line for Form fit and function and aesthetics
2.Check the Foundation and compare to the plan if they are planning on gong up
3.Check the Plan vs the servitudes...proximity to Building lines and Reticulation is a MUST know.
4.Gradient of the land and the run off of Stormwater must be able to be accommodated.
5.What type of structure is it that they have...and is it readily Altered without causing Structural Defects that will become latent in time immemorial.
6.Is this a viable building as regards Structural Integrity to start with.?
Run us through the different stages of the Garage conversion process - what's involved?
1. Preliminary meeting
-Access points
-Do's and Dont's on the property
-Time on and off Site
-Material Stacking Areas and Rubble Removal-Controlled Activities
-Use of Power and Water, Ablutions and other facilities such as storage, if any
2.Site Establishment.
3.Detailed Scope Of Work discussed and agreed vis a vie timelines
4.Project Plan as discussed and agreed rolled out and placed in a prominent place for ease of reference
5.Secure site and commence with demolitions if any
6.Clean all areas that are affected everyday so as to keep up with the regimen with the aim of affecting the least areas as possible and keeping the overall aesthetic as close to normal as possible
7.Materials on site are utilized and built-in to the works as soon as they arrive or as soon thereafter as possible.
8.Inspections by the authorities are arranged in order of sequence, and are confirmed in advance wherever possible so that the works remain on schedule
9.Disciplines as per the various trades follow each other as per the Project Plan and do not get in each other's way...Management of Resources is key in this regard and ultimately reduces Workmanship issue at the culmination of the Job.
10.Client is kept involved as the Works progress and MUST agree between Trade Disciplines and completion of Phases that they are unequivocally satisfied with the quality of the workmanship...go backs are not acceptable to either party and spoils the relationship...these are to be avoided and dealt with as they happen
11.Aim to please by delivering a World Class job at a price that is acceptable to all...and the work will be completed to the satisfaction of all.

The name Tomsin Projects and Engineering Pty Ltd evolved 30 plus years ago in the early days of my life as a young married man...Tom for myself and Sin for my wife Sindy...we are proud of our Company and the meaning it holds in the name for the both of us
