My experience with Ziprent has been very great! They have been very responsive and attentive to our requests and questions--and very kind through the whole process. My only feedback that I'm not sure is in their direct control, is that being able to work with a team that know your property would help--the ins and outs of the place.When I first went to check out the property, the lockbox was a significant point of frustration --as it was hard to figure out for some reason. And when I called their team there was no way of having someone on site help us (and that might be more of an HOA thing?). We ended up getting inside -- and fell in love with the place! I recently signed a lease at the end of February for an apartment managed by Ziprent. My experience through the showing was good. It seemed like a great idea. Have everything automated to have 24-hour service. I found some problems with the apartment and was assured that they would be fixed prior to move-in date. I tried to push my move-in date to mid-March online but the system won't allow you to go further than two weeks. I e-mailed Ziprent to ask the owner if I could push back my move-in date since there were things in the apartment that needs to be fixed. It was granted. I signed the lease in good faith that the issues that I raised would be resolved by the time I moved in. I was incorrect. Timeline below:Feb 11 - I e-mailed Ziprent with some questions regarding the property.Feb 13 - I received a response and was told that I would be able to do a walkthrough prior to move-in. I then followed-up to ask if there would be a someone in person to walk me through the apartment during the walk-through, and I also raised that there were problems with the bathroom. There were also still items in the apartment from the previous tenant that needed to be removed. Feb 14 - Ziprent e-mailed to inform me that it would be a "self-guided" walk-through, and if I notice any problems that I should mark it in the spreadsheet that they will provide. This is when I requested to change the move-in date to March 1 to allow them time to prepare the apartment for move-in.Feb 16 - My change in move-in date was granted. I submitted by deposit. I signed the lease.Feb 17 - I had a couple of e-mail exchanges with Ziprent to determine when I can schedule my walkthrough. I requested a walkthrough on 2/20 and a final inspection on 2/28. I was told that I would receive a code to do the walkthrough on 2/20 (keep in mind you never deal with an actual human through this entire process). Feb 20 - I did my walkthrough and completed Ziprent's spreadsheet. By the way it took me an hour and change to do the walkthrough because I had to take pictures and upload it to their system. Longest walkthrough I have ever done for a rental. Feb 28 - I get an e-mail from the Co-Founder asking me if I was able to schedule the vendor to fix the bathroom. I had to do a head tilt because no where in my prior communication (between Feb 20-Feb 28) with Ziprent was it mentioned that it was my responsibility to call the vendor and make arrangements to fix the problems in the apartment. I didn't even move-in to the apartment yet! Oh and it gets better...Mar 1 - I email Ziprent to ask them how to obtain the key to the apartment (because again at no point in time have I met any rep for Ziprent in person), and they respond that I would be given a code to obtain the key from the lockbox on the door, similar to how I accessed the apartment during showing. I stopped by in the afternoon and no lockbox. Apparently Ziprent or a vendor they use had already picked up the lockbox. It is now March 11, I have still not moved into the apartment although I have paid my deposit and first month's rent. I already gave my notice to my current landlord. There have been many more e-mail exchanges between March 1 and March 11 between myself and Ziprent. It seems Ziprent has pushed the responsibility to me to "fix" the apartment because we are past the move-in date. To Ziprent - I signed up to be a tenant. NOT a property manager. [Tenant Review]To those who are prospective tenants looking at Ziprent's properties, most of the reviews for Ziprent here are written by owners, not tenants. While I understand why some owners would have highly favorable experiences of Ziprent, our experience as tenants was largely the opposite in the 1 year we rented with them.---Good:1. Ziprent-to-tenant communication for repairs: The repairs requests were handled well (though there were quite a few things wrong with the apartment when we first moved in). For all of our repairs issues, Ziprent was communicative through all steps of the repair process. Ziprent's 24/7 hotline was also extremely helpful for our emergency situations.2. Portal: Ziprent has a fairly basic renting portal but did the job for our renting needs.Neutral:1. Required walkthrough of apartment: You will be asked to offer walkthroughs to prospective tenants in the last month of your lease.Bad:2. Horrible move-in and move-out experiences. As we moved into our apartment, we were contacted by the HOA that we would be required to pay a move-in fee of $150 and $150 upon move-out as well. While were OK with paying the fees since the listing originally stated this fee, our lease had never mentioned anything about move-in or move-out fees. Additionally, we were contacted directly by the HOA, not Ziprent, to pay this fee directly to them. The HOA wrote to us as if we were the owners of the apartment we were renting in, and both they and Ziprent forced us to sign a document that was clearly meant for the homeowner.Since we had already moved in, we paid directly to the HOA. We also offered to have an addendum added to the lease. Thus, we (and Ziprent) signed a lease addendum stating we will pay $150 move-in and move-out fees directly to the HOA.Fast forward 1 year later, we give more than 30 days notice to Ziprent that we were moving out. We scheduled a mover, moved out of the apartment before the lease ended, and sent the HOA a check of $150.All good, right? Nope.Ziprent required us to pay an additional $150 (total $300) in move-out fees (they actually took it out of our security deposit), completely disregarded the addendum we (and they) had signed when we first moved in, and refused to compromise. They also never informed us that the owner had also directly paid the HOA in advance even though we had already sent a check. Ziprent also said that we "did not follow the rules and notify the HOA of the move-out date" and referenced a document we had never seen nor been given by either HOA or Ziprent. While they eventually refunded us the "fee", their excuse was that the "cooperation from the HOA was nonexistent". Ziprent maintained an argument that we were the homeowners and forced us to pay for fees that the actual homeowner was supposed to be responsible for.3. Much like luxury apartments complexes, you will be required to pay for both carpet and regular cleaning services yourself. We had a 1br/1ba apartment and our total cleaning fees was around $600.---While we were happy with how Ziprent handled the repairs process, the rest of our experience was overall terrible and stressful. Reading the other reviews on Ziprent's page, I can understand why property owners are largely happy with Ziprent; tenants will ultimately be responsible paying for things that the owner is responsible for and ignore lease terms.Would we rent from Ziprent again? I want to give zero rating as they trapped me into a trouble by giving my 1M worth house keys to a tenant who didn't even pay $1 deposit which is very basic mistake and mishandled others property. Being first time landlord renting my house, I trusted ZipRent completely and was under assumption they will take responsibility to safeguard my house which they failed , now they blame me which is irresponsible and left me to go through Eviction, Finally I had gone through 1 month of sleepless nights and 100's of followup emails/calls with Tenant, ZipRent and finally I had to pay tenant to vacate them on top of loosing my rent, stress, sleepless and I'm not getting any compensation from ZipRent for their mistake of giving my house keys without making sure the Deposit+pro-rated rent which is first step, such a bad process they had followed. Instead of correcting their mistake, they blame me back and asked me to followup with my own Lawyer, Court, etc and tried to walk away. Now, they are not even responding to my Lawyer's email regarding my claim letter to settle my money loss caused because of their mistake/weak process during hand over house keys before making sure deposit completes. Ziprent is a shit show! like seriously, I've never encounter a company that cares so little about their applicants... Every single time I tried to communicate with them, I was redirected to a new person to who, each time, I had to tell them the whole story so they could give me a vague answer. Whenever I tried to ask for someone in charge to talk to, I was bamboozled around and hit a dead end. When I emailed them for the 10th time about my application (only way to communicate with them) and to follow up with the process, I received a message saying "sorry but we rented it!" Ahhh!!!! I applied for this apartment when it wasn't even showing yet, got background checked, per-approved, everything... and the didn't even had the courtesy to ask anything, to notify me about the stages of the approval, nothing... crickets I got.A part of me feels relieved that we didn't got it... can't imagine for a second how they would answer in case I needed something as a tenant. Ziprent is the new way to rent a house. They use an on-line portal for easy access. The staff is patient and responsive, especially Joshua. Management fees are lower in CA than most. I have spoken to them several times (maybe too many) while listing our home and they have always been polite. Keep in mind there is no on-site property manager. I had a very very very bad experience renting out my property through ZipRent and ended up with some scammers occupying my house without even paying a single penny. ZipRent handed over my house keys to these guys before the deposits/prorated rent checks cleared which is like: "escrow recording a deed to close the sale of a house before the money is actually received in escrow". Moreover, their background screening process is very very weak, they just send details to 3rd party to run background checks and upload their reports in the ZipRent dashboard, they don't review the report thoroughly and decide whether the applicant's previous residence and employment verifications are done properly or not. I had gone through 2-3 weeks of sleepless nights until I get my property possession back, I and my family went through lots of stress, and 2 months of rent loss, etc, but ZipRent never accepted their end mistake of handing over my keys without getting the deposit amount which is a very very basic mistake that too being a property management company they did :-( Also, they haven't supported me legally, or financially though they did a mistake that caused this big damage to me and my family mentally and financially. I waited 2 months to list my rental unit because I felt unsure of how to proceed and didn't want to make a mistake. At that point, after reading reviews here, I decided to give Ziprent a try. I have been very impressed with this company. They inspected and photographed the unit, advertised it on multiple sites, coordinated the viewings, screened candidates and found us a great tenant in under three weeks. They also handled the lease signing.They will be managing the property from here forward. They are organized, professional and responsive. I am updating my review to 2 stars because I did get a call from Brenda who listened to all my issues. They did offer a refund for all my trouble, but I am hesitant to go with them again seeing as they did not have "actual humans, inspectors" to go to the physical property to see and be my "eyes" on the ground since I am not physically there. The amount of mental stress that goes with renting a property is humungous and they should make it streamlined and less stressful, especially if we are in a different state, renting our home! Not good, I used them for 3 years and first year was ok, but the next 2 years were awful. When it came time for the tenant to leave, there was no one there that could physically check the property or leave keys with. I am an out of state owner and it was very inconvienent. You can call and leave a message and you will get an email stating the message but no resolution. They are a virtual company and they don't have many agents is what I was told. By far the worst customer service experience I have dealt with in a long time. I was trying to book a showing for a local house and I kept receiving an error message. I contacted the team and it would lead me to nowhere, they would mention to connect to wifi (which I was), use a different browser (which I did), and pick another day (Which I did). Just to top it off. I talked to 6 different representatives and they would NOT read the past communications, they would literally start the conversation over again.....and again and I'd have to reshare my issues and still get NO help after chatting with Kaylee S., Samone, Kaylee S. again, Grace B. Just to add a cherry on the top, Samone then sent me a new link that would so called allow me to book a showing and it was a link to a different house. not even the house we were communicating about? at this point, I have given up. I feel so so bad for these house owners trying to rent their house out and wont be able to do so, due to this company. Very sad. No wonder the house has been sitting in the most popular neighbourhood for over a month! More...

Feels like dealing with amatures running a company with no communication capability within the company.  Every time someone contacts you it's like things start all over again.  No one bothers to read the previous email.  Berenice, Shawn, Brenda, Sherree...  I've talked to at least 4 different people just to get someone to come out to take photographs.  It's been 2 weeks since I contacted them.  NOTHING is done. No photos, no drafted ad, no listing.  Berenice & Shawn kept asking me to confirm an appointment that I had already confirmed in emails two days ago.  Berenice said until they have confirmed what's already confirmed back to me, nothing is confirmed.  ???  How many times does an appointment need to be "confirmed"?Very annoyed.  It's 7/31 & my house is still not on the market.Clients want to see effectiveness & efficiency; results.  So far, 0 on any.  Feels like I've been talking to bots.  2 stars for politeness & fee charge. Ziprent is here to protect landlords, it doesn't really take renter's perspective into account in their processes.I'm a 6+ years resident of the bay area, with a more than stable job and credit score. My girlfriend recently moved here from abroad, so she has no verifiable credit score or credit history.We were contacted within minutes by the applications team at ziprent, asking whether we were ok paying 2x the security deposit, before receiving another email saying that the landlord decided to move on with other applications.We barely had time to answer that we were ok pay 2x the deposit, or whatever the landlord deemed appropriate.The process is not transparent to say the least from a tenant's prospective, and will likely prevent landlords from connecting with a chunk of tenants as they don't match some of the automated processes implemented by ziprent.You'll either be pissing off people, or forcing them to hide people from their applications, be careful!Other than that, they sort of replied my emails (without replying my questions) on weekends, so +1 star for availability. Ziprent was unbelievably easy and helpful for temporarily renting out a property that I own. Communication has always been fast and excellent, and they do a great job of minimizing any stress or mental load. I was nervous at first because their management fees were lower than any of the other options I looked at, but the quality of their service could not have been any better, from listing my home, to quickly selecting and confirming tenants, and dealing with any maintenance needs.Additionally they seem to do a great job of respecting the interests of the renters, not just the owners, which I appreciated a lot. I m very happy to find Ziprent. What not to love about Ziprent ? The company is amazing! Like other reviews mentioned. Its very transparent throughout  the whole process of  pricing , leasing, tenant screening. I love that the company let me make my decision on picking the tenants, while giving me their helpful recommendations . Same with repair and maintenance issues. I was presented with sevreal bids from different companies  to choose from. And ziprent would not poceed without my permission.  My initial concern was the showing without agents. But ziprent made it  smooth , easy and safe which attracts a lot more prospective tenants. As a result, The house was rented quicklyAnother highlight  of the company is its wonderful employees. All of the people i have talked to are very helpful, polite and patient with my concerns or questions. Thank you all! First time applying through Ziprent, and after finding this company's Yelp reviews for tenants my family will not follow through with signing the lease. First, it took 11 days between sending applications and getting approved to sign the lease. We were given 24 hours to accept the lease and send a security deposit. After reviewing the lease, we requested a standard pest inspection and asked questions about who to contact for repairs/maintenance. It took another 8 days for us to get a response from the Ziprent team.The Yelp reviews from tenants note that Ziprent favors the owner experience over the tenants' and from this experience I could definitely confirm that. Understand that questions have to go back and forth between tenant to Ziprent to owner, but the lack of responsiveness and communication are simply red flags that we don't want to deal with over a 12-month lease period.Wish we could be refunded for our application fees, but we'll take that loss over paying rent for inadequate service. We were very pleased with the whole process with ziprent. They provided us with an analysis report so we knew how to price our duplexes. The self showing of the property worked very smoothly and I think most people would prefer to view the property on their own. Ziprent has been phenomenal in placing tenants for us. There are lotsa property management companies out there, but what makes Ziprent truly unique are -
- Always available. If you have a question you can talk to a real person within 10 seconds.
- Whoever answers the call stays within context right away. You'd never have to explain something again.
- Very friendly and understanding team
- Great guidance
- They help facilitate you making great decisions
- Great online, self-service model that works
- Very affordable pricing. This also means you can stay competitive with the rental market and yet accomplish better cash flow.

Ziprent would be our go to place for all things property management. I'd highly recommend them to friends and family!

I used Ziprent's tenant placement service, and am just starting to use their property management service. So far it's a pretty smooth experience, though there were some confusing parts. I'd actually do 4.5 stars since there wasn't a "wow" factor.For what it's worth, my tenants were referred by me (I shared the listing within my company), but we went through Ziprent's processes. It took a bit over a week of open houses to have 2 sets of applications.Great:- responsiveness: emails generally get about 1 day response time, phone calls are very quick- staff: the few times I called/was called, the agent was very willing to help and looked out for my interest- keeping me informed: their email cadence and info online allows me to stay informed without being overly involved- clarity of pricing: knowing the pricing model and platform without commitmentNot as great:- communication between the team/between landlord-Ziprent-tenant: generally was fine, but in a couple instances information I communicated to Ziprent wasn't passed along to the rest of Ziprent team (and so the tenant ended up having to ask Ziprent (and thus me) for the info again). Hopefully this remains an infrequent occurrence, as Ziprent's model does not assign a specific agent to your property (if I understand correctly?).- information removal in the website: I opted to host open houses myself, and open house requests that got cancelled would remain in the website portal. They would be cleared from the day-of notifications though. Slightly confusing but not an issue.Note for future landlords with Ziprent:The "initial questionnaire" is actually the only questionnaire you fill out, so put any info (e.g. related to move in process) in the questionnaire. I didn't realize this when first filling out the form, and ended up with a bit of a juggle getting all the move in info to the tenants More...

TENANT POV: BE EXTREMELY WARY OF RENTING THROUGH ZIPRENT. As a rentee, at first glance, the private and self shown apartment tours seemed like a blessing. However the units are not as advertised and require closer inspection. Upon doing several brief (~10 min) walkthroughs with ziprent I thought I had found the perfect apartment but insisted on doing a 2nd showing to ensure the proper safety measures were in place and take photos of concerning things to relay back to ziprent. The ziprent website states that "Ziprent performs a 30 minute routine inspection of the premises for habitability concerns and failures that are occurring at that time and are readily noticeable". Surely they should have noticed the blatantly obvious uncovered outlets hanging out of the walls as well as the missing smoke detectors and stove plugged into an extention cord that wrapped all the way around the kitchen - all of which are illegal safety code violations in the state of California. I contacted ziprent to let them know my concerns expecting them to address the issues immediately seeing as the aforementioned issues are ILLEGAL. Unfortunately, I was told that the landlord would be notified and I would be contacted IF the property owner would make any changes. Ziprent appears to be extremely beneficial for property owners however as a tenant, it is extremely concerning that ziprent will not hold a property owner accountable for illegal safety violations prior to renting and seems irresponsible that they would choose to continue to represent a property that fails to meet safety standards. It is very hard to get a clear answer from ziprent representatives about specific rental unit details and every time an email is replied to it is sent from a different person which makes following up on specific questions or concerns extremely hard. This business model seems to work great for property owners but as a tenant you need to be extremely careful when touring/applying as any outstanding issues are not disclosed and you may be deemed responsible after signing a lease. I am a renter, not an owner. I have been trying to get my dishwasher replaced for four months. Multiple days of work missed to be home for contractors/best buy employees trying to get things done. The system is the worst type of bureaucracy, meaning the slightest difference in what ziprent has told them to prepare for has the contractor packing up so they can put out a bid for someone else. Even beyond this one example, ziprent as a whole dehumanizes a very human experience. The home I am renting, for thousands of dollars a month, is where I live. It is where I go home after a long day at work. And the only thing I know for sure is that my rent will be taken out on time, never that an issue will be handled in a timely manner. My wife and I are first time landlords, planning to manage two properties while abroad. So glad we found Ziprent! Honestly this was the smoothest service by a long shot - for both listing and property management. Never heard of them before and took the plunge after reading the high reviews.Love their attention to detail - the online dashboard, email/text notifications, and follow up calls when prospects reached out with questions. We were able to place tenants just a week after publishing the listing which, by the way, had gorgeous photos thanks to Ziprent.It was night/day comparing to the old school way. We used an agent to list our other property (in TX), and that process was much less transparent. Sadly Ziprent is only in CA for now.The only part that felt off was the onboarding process. And even that has changed drastically for the better (more automated forms) since I joined only a few months ago.Overall extremely satisfied and hope it stays that way with our property in their hands. I have used Ziprent to  place  tenants as well as to act as property manager, and  they're wonderful for both.  They're  well-priced, efficient, and make rental property ownership in the Bay Area as easy as it will ever get.  I will not ever manage rental property in the Bay Area without them.  As others here note, because everything is automated, rents are timely collected and received, repairs are timely reported and made, placing tenants and entering into new leases is easy peasy.  Their online platform is intuitive and easy to navigate, even for those of us who aren't particularly tech-savvy.  On the tenant side,  I'd rent a Ziprent property in a heartbeat as they make the process easy for tenants as well- convenient property showings, easy communication, easy rent payment process,  and prompt handling of repair requests.   I see that the few negative reviews here are mostly on the tenant side. To that, I'd note that this is a business that deals with a large swath of the public.  This means that  from time to time, despite the best screening capability, there are going to be some bad apples-   bad landlords, bad tenants, bad vendors, bad attitudes.    5 stars to Ziprent for doing a great job as a referee, in spite of it all. Me and my husband are so glad we found Ziprent via Yelp. I did reach out to few folks in our community to get feedback about Ziprent before reaching out to them and the ones using Ziprent gave positive feedback. While looking for property management companies online, I mostly contacted local agencies at first from Newark, CA before reaching out to Ziprent. We were put off by the 7 to 8 percent property management fee they were going to charge us with out taking care of the maintenance and even for the rental price they were trying to push us to list at much lower price citing covid and that finding tenants was hard during non summer time. Here we find Ziprent which is very transparent in their pricing. They charged us a fixed amount of $1000 to find new tenants and for further property management they charged $100 per month.Thankfully we decided to try Ziprent instead wherein they made it clear from day one that we as house owners have complete control on the tenant placement process. Ziprent is very different than the traditional property management companies , few items we really liked about Ziprent are:* Giving home owner complete control to set the rental price and to chose the applicants. They do send out a pdf with recent rental prices for properties they manage in the zipcode, which is very helpful for us in setting the rental price. This gave us a realistic number for rental price for the listing.* Letting the owner keep the deposit paid by tenants ( we found it very absurd when few property management companies said they will hold onto the deposit)* Very good communication via email from the whole team.* Professional photos taken were very good and helped us land on applicants within a week of posting. We found tenants, signed lease and got the deposit within a week of listing the property via Ziprent.* For making the whole journey of finding tenants so seamless.* Liked the online portal wherein we could see which prospective tenants had contacted Ziprent about the listing. Also ability to see the application details as and when the prospective tenants updated it.* The listing advertisement can be edited by the home owner before it goes live and even later Ziprent allowed us to make few minor additions to the listing.* They did an amazing job at the complete background check and provided us with the list of applicants to chose from based on credit report, income, background report etc.In short very glad that Ziprent let us, home owners, to take the decisions in this whole journey of finding tenants. We have chosen to use their services as well for property management. tl;dr I REALLY appreciated all of the time, effort, and coordination by the Ziprent Team during the whole tenant search process! Their services are worth every penny!I'm reviewing Ziprent from a landlord's perspective. I hired them to handle the whole process of finding a suitable tenant for a vacant apartment in my building. For a reasonable flat fee, they arrange for a photographer to capture the details as well as the vibe of the apartment. They market your property by posting far and wide- even on sites that I've never even heard of! They respond to all of the inquiries (every email, text, phone call, and smoke signal) and coordinate the apartment viewings. The viewings are unattended by anyone representing the apartment. So, prospective tenants can feel free to walk around and check everything out and discuss the place at their leisure, pressure-free and COVID-safe! After collecting a ton of applications they do all of the financial screening and general background checks. Eventually, they just pass the cream of the crop on to me to say "yes" or "no." The lease that they generate is legally sound and suitably comprehensive, but the owner is free to add items or delete some (while still adhering to the legal parameters enforced by the Rent Board, of course). UPDATE : once my case was raised up, Ziprent prioritized my situation to make the situation right. They have put their own resources to ensure the unit was meeting the move in standards even with an unresponsive owner on the other side. The escalations manager and the repair team were responsive/sympathetic and gave their best effort to fixing the situations. I do believe the company could benefit from selecting better vendors for repairs and cleaning since those vendors caused some of the problems with the lack of professionalism. Overall, I give 5 starts to a company that can navigate a situation like this and follow through even to the end. -----My ongoing nightmare started on my move date on Friday 12/17. The original agreed upon move in date was the 15th but due to the logistic problems that the owner was going through, we agreed to push out the move in date and have the rent amount for the remaining December waived. The little did we know that the waived rent was used as a scapegoat for all the horrific incidents we faced so far.On the 17th, I arrived at the unit for a move in inspection to find the horrendous stage of the place. There were still owner's belongings throughout the unit and there were no sign of repairs or even a clean up job. The walls were covered in hand/foot prints, scuff marks and nails, the kitchen still had old oil stains and dust piled up on the cabinets, the cabinets and closets were filthy, and the bathtub had soap scum and stains. I don't know if I was more shocked to open the fridge to find a vaginal medicine in the ice box or to see paper towels taped up to the vent of the bedroom. It was as if the owner moved out the day of and didn't do anything to prep the place to be move in ready.As the 17th was my move in date, I rushed calling Ziprent relying on them to come to my rescue. The relationship manger initially reassured me that things will be set up straight but the repair team till today managed to absolutely fail me.1. OWNER'S BELONGINGs are still sitting at my place. A vendor came to pack up the owner's belongings to dispose the items but the owner decided to have the items stored at my place till he could pick them up over the weekend. We waited for Ziprent and the owner to reach out all weekend, waiting for them at home to hand off the items. Even after emails and calls, no one followed up. 2. KEYs. We were given 1 apartment key and 1 key fob for the apartment building/elevator access for 2 people with full time jobs. We called/emailed the repair team many times and informed them of the urgency of this matter. We emphasized that starting Monday, not having the extra key fob would stop us from going to work as my husband and I have different schedules. NO ONE followed up. Sunday night, we were told that the building manager at the property should give us the extra keys. My husband had to call off work on Monday since it takes the building manager 1-2 days of lead time to make new sets of keys.-The key to the storage box in the garage that's tied to the unit was also not given to us. We still do not have access to this.-The key padlock for tours is STILL on my door. The repair team never followed through and it's giving access to my place to whomever has the code.3. PAINTING (repairs) : A vendor came in on Monday to remove the nails on the wall and do patch painting jobs. The vendor that the owner/ziprent repair team chose did a horrendous job that the walls now have dark patches everywhere. The two main walls of the bedroom couldn't be fixed with the patch paint work because they were painted so horribly by the owenr. The worst part is that I called and emailed Ziprent repair team no one followed up. It wasn't until I got a hold of Don, the relationship manager, that I got a confirmation from Ziprent that the repair job was not done properly.4. Other repairs- the balcony door knob and the lock are broken that the door does not close. I've sent videos and pictures of this issue as this was an urgent fix we needed since at night we were cranking up the heat to stay warm with this door cracked open. I received an email today from the repair team "can you try pulling the door, hold the handle and turn the latch the owner notes this door works in a SPECIFIC way".The fire pit's wooden frame on the floor is not secured in and I sled stepping on the unsecure wooden piece. When informing the repair team, their response was "I see that you recently moved in. should we wait a few days before initiating this repair and see if you identify any additional repairs so they can be submitted all at one time?
