White Glove Property Management

This is only like my 4th time writing a review on Yelp, so this is kind of a big deal for me.  Blake and the rest of the crew at WGPM have shown me just how bad I had it renting from a self-managing owner.  The owner of my previous house I was leasing took forever to fix repairs, would stop by randomly just to "chat", then worst of all tried to screw me out of my entire security deposit and more (over $3000!!!) for simple wear and tear. Blake has personally followed up to make sure repairs have been completed and are satisfactory, has been responsive and helpful with all of my inquiries, and made the transition from my previous property to my current property as smooth as possible. I need to give White Glove and Kelli a shout out. Not only are the extremely professional and organized but they are also champions for their homeowners. I work for an HVAC company that services their properties and they ask good questions and get all the information they need to make sure they have answers for both their owners and tenants. White Glove Property Management is always on top of things. Whenever we need something, they act right away. Today, our garage door cables failed and we had a car in the garage (couldn't even manually open the door). Our landlord uses White Glove to manage our property. We are thankful for this, as our landlord is horrible to deal with. Kelli is our main go to person there as she is the maintenance person . Property management - Thank goodness I don't have to do it!

As a real estate agent, I have many clients that ask me to lease and manage properties for them. For years, I agonized over it. I have no problem with the leasing part but I do with managing the property. That is just not something I am good at and to be honest, I think you need to do just property management if you are going to be good. Not only are there so many legalities to be mindful of, there are so many things to keep track of on an on going basis. You have to really know what you are doing to be good.

So, for years I looked for a good property manager and no one ever met my high standards. I LOVE my clients and am not willing to turn them over to just anyone. It was so frustrating to constantly tell my clients that I just didn't have a good property management resource for them.

When I finally found White Glove, I breathed a huge sigh of relief. They are responsive, customer service oriented, and really do put their clients first....just like me.

They do a very in-depth back ground check on every tenant and are excellent at problem solving and staying in communication. They even offer different levels of service depending how involved the owner would like to be.

White Glove gets all of my Orange County property management business and in the rare occasion that I do need to be more hands on with the leasing portion of the property, they work with me and the owner as a team. We had the pleasure of working with White Glove Property for a few months when we moved into our rental property last year. They were attentive, fair with our requests, and provided excellent and thorough service. Half way through our lease the owner decided to go with a different company for undisclosed reasons. Worst mistake ever!!! A small pin hole plumbing issue that was not quickly addressed has now become a complete month long reconstruction! We love working with White Glove Property Management group as the customer service is just so amazing. Kelli from white glove is really on top of her stuff. The speed on how fast she responds to any of your messages is so fast and detailed. Honestly I've been working with many property management group but none like white glove. My brother and I JUST moved this past weekend. I looked at the reviews beforehand as I was a little weirded out that the showings were handled online vs in person. All in all, the whole process was great. We moved in within two weeks of applying. We were even able to move in early!  Everything is done online.. the lease, payments, conversations. That's probably the only reason I wouldn't give 5 stars as I would have liked to meet in person, but honestly everything was handled efficiently! I like that Megan emails whenever she's available, including evenings and weekends. Wonderful small business. These guys took care of me and my investment property. They really understand the rental market in this area. I used to do my own property management for my investment home and I was reluctant to give control over to a property management company. I didn't want others making decisions and I didn't want to pay someone else to do what I can do. Boy was I wrong. The additional rent they were able to get plus the extra time and headaches that I save pretty much means I break even. And soon I may be able to buy a second property. When I do, White Glove will be managing that one too. Blake and Megan are very good and professional with their communication and always respond quickly. As good as it gets, indeed! Our experience with White Glove has been exceptional. Blake and his staff were very professional and extremely responsive as we looked to move into one of their beautiful properties in south county. We expressed a few "pipe dreams" and they made them all happen. First of all, we LOVE the agentless appointment-based entry system they use for showings. The whole process was entirely electronic (from showing to application to lease, etc) which really resonated with us because moving is a busy time and this streamlines the entire process and eliminates the emotionality and chaos we felt with realtor-shown properties. Every email we've sent has been responded to quickly and professionally. The service person they sent out when we required it was absolutely top-notch. White Glove Property Management is one the best management teams out there today. Blake, the owner, and his team have provided over the top expectational service for my family and I. We have resided in one of their rental properties for 2 years now. Over the course of these years we have worked with Blake one on one. Any of the few times we spoke he was very attentive and helpful. That goes for him and his entire team.    The same day I would put in the maintenance request via their portal, I would get a response same day. Amazing! The fact that they took the time to make my family feel like valued tenants was phenomenal. My mother specifically instructed me to write a good review for Blake because she can't express herself very well in English. My parents had a very special case with a tenant. The tenant was unrelentingly unreasonable to the point of harassment! The stress of the tenant lead them to seek out a property management company. My mom described the situation upon meeting up with Blake. He was very confident and said it is not a problem. She even made sure he understood how unreasonable the tenant was and Blake reassured her that he can handle it. Blake is always very responsive to our concerns and questions. He doesn't bow to the tenant's unreasonable demands, but also knows when is his responsibility to step up and take care of the situation. His responses are also always very professional.He managed this property for about a year, and has told us that he's never seen someone as unreasonable as our tenant. In the very end, the tenant actually sued us in court. Blake has been supportive along the way with evictions process and etc. He even took time to come to the court hearing. When the tenant was finally evicted, we also used his reference to sell the condo. He currently manages our other condo and it has been very smooth and worry free. More...
