We stayed for 1 night and had a wonderful experience! It was easy to find, very clean, very unique. We stayed for breakfast and it was delicious and the staff were very nice! I'm sure we'll be back to Westbrook in the future and will definitely try to stay agin! More...

We were checked in to the B&B when we got a call which caused us to need to leave immediately. The innkeeper and owner were very understanding and allowed us to cancel our reservation at no cost. They had many guests scheduled (we could tell from the self-checkin envelopes) so they probably could have rented our room had we not reserved it. We thought their actions were quite gracious.||The room was nicely appointed. The shared bathroom across the hall was a bit of a disappointment as the only air conditioning on the third floor is individual room window air conditioners so the bathroom was very warm on a 90+ degree day. I would recommend asking for a room on the first or second floor.||The B&B is a lovely 19th century home with all the accoutrements one would expect. A long wooden dining table awaited those able to share in the included breakfast. We were sorry we could not be one of those. More...

The Elms is a charming Victorian B&B, across a busy street from the SAPI paper mill. We were there for three mid-week days and experienced no noise or odors from the mill, but it's a pity that this elegant place is in such an industrial setting. The Elms backs onto the river, so the view from the back windows is bucolic, but on the other side, it's all traffic and smokestacks. The good news? I highly recommend The Elms if you’re staying in the Portland area. The house is a beautiful old home that is beautifully decorated with a lake front view. Don't let that scare you! It is not as noisy as previous guests have stated. Nor is it smelly. Believe me 30 years ago it was smelly but not now. After all without the mill there would no Elms. The Elms before it was a bed and breakfast ,was the corporate compound for the former mill ownership s d Warren. The Elms is just a short distance from the beautiful city of Portland and the Sebago Lakes Region of Maine as well! Westbrook also has 2 craft breweries and a nice Pub and a place to have pizza. All near the Elms. | My room was elegantly adorned and clean. I much enjoyed the Parlor the billiard-room and the wraparound porch overlooking the presumpscot river.|| I must give a big shout-out to Tyler the new caretaker of the Elms. Quiet, comfortable, and easy. Self-checkin is easy, house is classic and a fun mix of feeling haunted and fancy and cozy. Cleanliness, amenities, and "pantry" we're a touch above average. Breakfast was impeccable. Family style with tea/coffee/juice, fresh fruit, and bananas foster French toast. My wife hasn't eaten bananas in 25 years, but cleaned her plate. This place is absolutely beautiful. The owners have done a wonderful job of keeping this 1800s home in extreamly good condition. Way better than staying at a conventional hotel. It's small and intimate, but the rooms are spacious and very comfortable. A hot tub on a screened in deck over looking the river is a nice touch. I would recommend it to anyone looking to stay in the Portland area. More...

My wife and I planned on staying a few days in the Portland area at The Elms. We arrived and checked in, unpacked and headed straight for the coast to view the scenery. Enroute I received a call that I had a crisis at work and had to return immediately. We made our way back to The Elms and packed our belongings, and I contacted the owners to let them know we had to depart immediately. The owner said he was on an island and could I e-mail him the following day, which I did. ||I assumed we would be charged for the first night without question, and possibly for the remainder of our reservation. Therefore I was surprised to receive a reply informing us we would not be charged a penny. ||So while our trip was cancelled, it was a pleasure to be treated with kindness and understanding. I think that gives one an idea of how well the owners of The Elms care for their guests. The only reason we did not give five stars is that we saw so little of the house that it would be unfair to others to rate the place so highly without a true picture. But it was beautiful, and being cared for so well by the owners tells you quite a bit. We hope to return soon. More...

few minutes off of Rt 95. 20 minutes from downtown. A quiet get away that is a vacation on its own. Old world charm all around and great full breakfast served on Lenox china. Felt spoiled by Belgium waffles with homemade Maine blueberry sauce and PERFECT eggs benedict. Have a fun day running around town then back to the Elms to the screened on porch overlooking a stream. Chill in the hot tub or challenge your friends to a game of billiards. We turned off the TV and plugged in our iPod to their docking station then listened to music while sipping a little bourbon we brought along for the trip. the 1st 2 nights were so good we decided to go back on our way home. Each floor has a shared washroom each equipped with 2 showers. I can see there being an issue on a busy weekend if the floor is shared with strangers. My friend and I did not have this issue though, the other guests were very friendly and respected each others time in the washroom. The owners are very friendly, and Matt's breakfast is delicious! Rooms are very large, there is a pool table and a Jacuzzi (not advertised on the website; I've been told it has something to do with regulation issues). We had a lovely stay at the Elms with family (all adults). Don't be fooled by the unsightly paper mill across the street. The Elms is beautiful inside, quiet, and the screened-in porch at the back overlooks a peaceful river . Only two rooms have private bathrooms and this comes at quite a premium. Breakfasts were tasty and the owners friendly. The wifi was very bad--it took my husband multiple tries at different times to get onto his work's VPN long enough to attach a file and send an e-mail. The Elms is a very impressive building, 8,000 square feet over 100 years old. Our rooms were comfortable, breakfast (waffles or eggs benedict) was lovely and Scott, Matt, and Mack Truck (the dog) were all engaging. Location was fine, an easy drive to the downtown restaurants. Our room on the second floor faced the street and the dreaded paper mill, but there was no noise and no odors as one might fear. There's an automated check in system since Scott and Matt both have day jobs, which suited us fine.||||I've deducted a star for 1) bathrooms are shared, which should be made quite explicit in the reservation process, 2) no powerpoints in the room (we unplugged lamps to charge our phones). After a New England road trip with a group of friends, the Elms was perfect for the last night. We arrived late and were able to let ourselves in with the code provided in the email. Our rooms were as pictured, we were on the third floor and had a "shared bathroom", which we didnt mind. That night we were able to enjoy a few drinks and the hot tub out on the patio. It was a perfect. In the morning, Matt greeted us at the dining room table and talked to us for a while before heading off to make us a delicious breakfast- belgiam waffles and eggs benedict. Absolutley delicious!! We met Mac Truck, the dog!! He was the sweetest and most well behaved dog i've come across! Since we arrived after dark, we didn't really notice the paper mill until morning, but it didnt bother any one of us a bit. The view of the river and park was nice to look out at from the patio. The Elms was the perfect site for a long holiday weekend in Portland with friends. We booked the entire B&B and it was wonderful to have a home base to hang out for lazy mornings and evening shenanigans. Much more comfortable than a hotel! Innkeeper Matt treated us to delicious and gigantic breakfasts every morning in the beautiful dining room, and throughout our stay he was extremely friendly and full of helpful info about area sights and restaurants. Our group is fairly independent so we did not mind using the door code to access the B&B upon arrival; innkeeper Matt also provided his cell phone number in case we needed to contact him. The historic house sits across the street from a paper mill and was originally built for the mill owner's daughter, then used to house mill guests and for events. The mill is operational but was not noisy, and we did not notice any smell at all. The front of the house faces a large lawn, and the other side of the house faces a river and park, which provided lovely views from the screened porch. There is a pleasant path through the park which is a nice way to walk off those huge breakfasts! Rooms and common areas were clean, well-kept and comfortable. Some rooms have private baths and others share a bath. Light sleepers might prefer a room facing the river, rather than a room facing the street. Our group enjoyed hanging out in the common room playing pool and other games and doing puzzles, and made good use of the pantry with a nice selection of snacks and a small fridge. We also enjoyed petting and playing with the friendly and well-behaved dog that lives at the inn. The inn has ample guest parking and is conveniently located less than 15 minutes from the Old Port area of Portland and 10 minutes from the airport. We would definitely stay here again! More...

My sister and I decided to get out of Boston for a weekend in Portland. The Elms was a great choice. At first glance with the paper mill across the street, we wanted to turn around and go back to the old port. I'm glad that we decided to check out this great old mill house. We arrived at the front door and entered the lock code that was emailed to us. So glad I printed out our conformation. We found a welcome letter with the key on the front table. We checked in early so we knew Matt the innkeeper would not be there. After locating our room on the third floor which was perfect for my sister and I, two single beds on the River side of the building. (No other bed and breakfasts in Portland offer multiple beds in the same room) we then headed to the main floor to explore. A pool room, large porch with seating area, and a hot tub! The butlers pantry was great loads of china dishes snacks and a fridge with beverages. Friends of mine told us a must visit is J's oyster bar. So we jumped in a cab and were there in 15 minutes. The old port is great, many restaurants and shops to check out. That night it was fun to sit on the screened in porch with a couple of glasses of wine and visit with the other guests. One more thing, the inn has a dog, which I'm not a fan of dogs, Mack truck is so well behaved and my sister just fell in love with him. ||||I can't wait to return to Portland and stay at the Elms again. We had a 1920s theme 30th birthday here and it was absolutely the best event ever!! Matt, the inn keeper was very accommodating and extremely helpful during the event! We stayed in the River Room which was simply elegant and fabulous. We use the kitchen and bar area for to serve hors d'ouevres and cocktails. The breakfast served in the morning was also exceptional. Loved this B&B! My boyfriend and I stayed here for a friends birthday party and we had a fabulous time. The building has all sorts of interesting design and architecture, which was appealing to both of us. We stayed in the "Bear Den" room 3, which was a lot more spacious than the photo on the site would indicate. It has a shared bath, but this wasn't an issue at all for us. The biggest perk was the hot tub on the deck, what fun! ||||The best service was at breakfast, when we stumbled downstairs a full hour past the scheduled breakfast time, assuming we would just grab some coffee and go since we're both vegan, but Matt was there to greet us and then proceeded to prepare a delicious vegan breakfast for us on the spot! I stayed at The Elms five different times over the last 1 1/2 years for business reasons. My visits were during the off-season tourist season so I was the only one at the inn. All the rooms transport one back to the time when the inn was used by a large paper business for entertaining clients. Some rooms have a common bathroom. Matt, the innkeeper, was a very gracious host. He made very delicious breakfasts every morning of my stay. The Inn is in a business district of the town. There is a view of the paper factory but the factory is not noisy nor does it give off odor. There is a nice river view on the other side of the inn. The rooms are reasonably priced. Some minor repairs need to be made on the walks and the front door. I would definitely stay there again. More...

I know I can be a little picky. . .okay, my husband says very picky. This was, without a doubt, the BEST experience we have ever had at a B&B. Matt and Scott went out of their way to make sure we were comfortable and had everything we needed. It was more like visiting old friends. You can have as much—or as little—contact with the hosts and other guests as you wish. We usually “keep to ourselves.” At The Elms, we enjoyed coffee on the veranda each morning with the other guests. The breakfasts were superb. It was obvious that Matt enjoys cooking. Both Matt and Scott are from the area and were more than willing to suggest restaurants and daily excursions. We are already planning a return trip! More...

First impression is the large mill across the street. Never excepted that. Once I walked in that all disappeared. Large common areas, pool table butlers pantry, and hot tub on the porch. Our room was on the mill side of the building, with a shared bath, not what I prefer but felt like being in Europe. I understand that most B&B's are old homes, so that can happen. Breakfast was fun family style waffles with a blueberry and grande mariner syrup add by Matt, plus Maine maple syrup. The Elms accommodated our last minute stay in Portland, and we felt that we lucked out. We were greeted by the friendly owner who offered snacks, restaurant recommendations, and a flashlight for a riverside stroll. The house was beautiful and clean. As mentioned, it's across from an active mill-more a factory than a charming New England mill. Riverside rooms are quiet.||Our room had to share a bathroom, but we never had to wait. It had two showers, no tub, but extra towels were available. We even got to use the hot tub after a long day of touring. Breakfast- waffles with fruit- was fine.||The Elma is on a bus line, but it still was a bit far from downtown for the carless. Luckily, the bus ran every thirty minutes, and it worked for us. The Elms property is a hotel used by the mill that is conveniently located to Portland and Cape Elizabeth. The owners have done a nice job to highlight some of the restaurants and lighthouses in that area. There is also a nice deck with a view and a common area for billiards and TV and such. We enjoyed our breakfast and stay. The property is located next to a paper mill factory, so if you must have complete silence to sleep then be forewarned. It was more like white noise for me. We will definitely stay again. Very accommodating, close to Portland, and the historic charm was welcoming. Innkeepers were friendly and breakfast was amazing. Perfect getaway. We came up from Vermont and wanted to avoid the normal hotel atmosphere. We wanted the quaint new England experience much like we get in Vermont. We found it at the elms. We stayed in the river room. We were impressed with the cleanliness throughout. We wished we couldve stayed longer to enjoy more of the house.... I.e the hot tub overlooking the river.. as well as more of Portland. This was a great B&B to stay overall. The building itself is a nice old house in great shape. Roughly a 15 minute drive to the sites of Portland it is not inconvenient if you have a car. The location was next to a river with some nice views on one side and yes a modern industrial mill on the other. That may be a little off-putting to some but it did not bother my fiancee and I. The room was clean and decorated nicely with some interesting touches. Shared bathroom, again we didn't mind, as it was clean and readily available. There is a hot tub on the veranda (we didn't use it) but nice to sit out there with a glass of wine or coffee. There is also a billiard table for use. The breakfast was awesome, the Innkeeper made us Eggs Benedict, simply outstanding. The Innkeepers are friendly and willing to give some pointers on where to eat and such. When you first see the 'Elms' you go wow. What a beautiful old house. When you go in, the period charm of the property is there for all to see. Its spacious but somehow cozy. Its dark but every detail can be seen..wonderful.||My Wife and I visited the 'Elms' for just two nights in September. We chose the 'Elms' because it was good value for money and it was only a 10 minute drive from Portland. ||We stayed in the 'Leather' room, which was very comfortable with a nice view of the river that runs behind the property.||The biggest drawback was that we had to share a bathroom. We knew this when we booked our reservation and didn't think it would be a problem, but on the weekends a cooked breakfast is available. We took advantage of this but by the time we were ready to come down for breakfast, the other quests where about to finish theirs, so there was little opportunity to talk and get to know them. This was solely down to not getting into the shared bathroom first.||I can understand why en-suite bathrooms haven't been installed, it could spoil the originality of the building, but still, prospective visitors need to be aware.||Matt was the only one of the owners we saw and talked to. Both the guys go to work during the week, so may not be there when you arrive. This, again, may not be to everyones liking. Hello All:||Ended up here for one night because another local highly rated B&B would only provide a B and not a breakfast. Too weird. In any case, I am glad that I selected the Elms. Very quiet back river side room, upgraded complimentary without asking, and a fantastic breakfast that after my above experience I especially appreciated. Good conversation and local knowledge by the innkeeper. He even heated up the outdoor Jacuzzi for me. Beyond expectation. Darn, I hate giving good reviews to places that I will stay again and again due to the fact that it may help them get that last booking on just the night I want to stay, oh well, must be fair and give compliments to an above and beyond experience. Note: No TVs in room which is great as there is one in a common room downstairs and this saves one from hearing someone else's TV all night! Note paper mill across street but no problem as long as one gets a room in the back, and no big deal in any case as it is very quiet. Good local restaurants and innkeeper is a food expert and will steer you to the best places. Can't wait to stay again. More...

This was such a wonderful stay. The home itself is incredibly impressive, from the moment you arrive to the tall grand front door entrance and foyer, candelabras and chandeliers, grand wallpaper, and amazing woodwork. .. the building is something to behold. The people were all so very friendly. We actually stayed in two different rooms during our stay (just how we booked it - to move to the other room on the 2nd night) and both were so lovely. Don't be turned off by the few rooms with shared bathroom here. There are multiple showers and it's very homey and still very private. The breakfast was great. They have a hot tub, which is very deluxe and works wonderfully, and very nice comfortable common areas - even a billiards room. Lovely stay. Will stay again. More...
