I have used Joanne and her wonderful staff for the last 6 years to rent my apartment in SF.  Actually, used her 3 times since my renters tend to stay for 2 years.  When I first used her, she reviewed my apartment and made recommendations to get top rent.  She then was able to find the perfect renters within a couple of weeks and handled the entire process from application to background/credit checks.  And her follow-up is great!  Even replying to emails late at night so she is always working.  Would highly recommend her if you want to save time and have her find the best renters.  I never had an issue within any of the renters she found for me.  They always paid their rent on time and took care of my apartment.  Thanks Joanne for making my life easy! I have been exceedingly pleased with Joanne Fazzino, rental agent with J. Wavro Associates.  I have used her services twice to get tenants for one of my apartments in my small building in Pacific Heights.  Joanne does a great job of vetting the tenants and working with me to get reliable, good tenants for my apartment.  They have been financially very responsible tenants.  Joanne is a pleasure to work with; she is always accessible for questions, follow through on money, showing the apartment, and finalizing all of the necessary documents, such as leases and invoices.  She doesn't dawdle or waste time, either.  The last vacancy was with relatively short notice and she was able to find new tenants in less than a month.  I would highly recommend landlords working with her and J. While window shopping and contemplating getting my own place, I saw a cute studio apartment below market rent on Craiglist. I messaged the lister with my intention to an attend an open house on whim. The open house was conveniently the next day at 6 PM, so I was able to drop in after leaving work a little early. I wasn't that committed at this point and even thought of skipping the open house - but glad I didn't.I worked with Deborah Brown, who was my leasing agent. She recognized me from my email inquiry and greeted me at the showing. She informed me of another unit about to be listed in the same building - slightly more in rent but less of the detrimental features of other one which was located directly above a bar and prone to noise. Sometimes these listings seem too good to be true or filled with euphemisms. Upon seeing the property I was pleasantly surprised. I'd expected it to be tinier than the wide angle lens photos would lead you to believe. While it was still "cozy" at around ~200 sqft, I still felt I could be comfortable in the space and the layout was thoughtful and functional. True to the listing description, the apartment interiors were newly remodeled, clean, with nice fixtures. I asked the major questions:- What extras would I have to pay for? The water, electricity, garbage, and recycling were included in the rent for this unit. - Laundry in building- check. (not in unit which would be ideal but still not a deal breaker). - Residence manager lives in the building. Sounds great!I let her know my interest in the other unit which only was listed for a few hours. She gave me her business card and cautioned me the application process moves quickly, so only apply if you're serious. I followed up over email the following day and filled out the application ($30 fee but only need to do it once a year if you're looking at other J. Wavro properties). The online form didn't capture all the PDFs I submitted, so Deborah followed up and I replied attaching the missing files in an email. The credit check was a hard pull that came through almost instantly and she responded back to me by end of same day that the owners approved my application. I asked a clarifying question - whether the lease would begin mid-month as I indicated on the application since I would be out of town beginning half of the month. She replied yes, and no later than the middle of next month. Even better to minimize time paying double rent! She sent over the lease terms and funding instructions.I signed the lease on DocuSign and arranged for a time to get her the funds. Inconveniently, they wanted cashier's checks - not personal ones or wire transfers, so I had to go to the bank to get this fulfilled. However, Deborah was very accommodating about finding a time to exchange and even stopped by my workplace during the middle of the day to pick them up from me - literally went the extra mile to close the deal! She sent instructions on key exchange and meeting the resident manager for overview.Overall, Deborah was very responsive my inquires, efficient, and professional. My roommate and I had a great experience working with Kent Boeker from J. Wavro Associates! We were able to schedule a viewing for the unit in question very easily and were in and out within 30 minutes -- we instantly fell in love with the unit and Kent got the application process for us started the following day. We were on a scouting trip to find an apartment in 5 days and after seeing places all over town decided to see if we could see one more before our flights.
