Contractor or Con-Men?My wife contracted Flawless Remodeling Service, LLC in July of 2021 with Agustin Feliciano Madrid as the operation manager and Felipe Ledesma as the concrete specialist. The scope of work included removal of three small trees, adjusting sprinklers to accommodate additional concrete, pouring concrete in three areas, adjusting lawn for new concrete, and core boring a hole. The accepted bid price was $19,040. 50% of job cost was required up front to begin work. DON'T HIRE THEM.What they did well: Flawless Remodeling Service was prompt in delivering a quote and showing up to begin work. They reached the job site prepared with crew and tools. As far as I know, the crew did not damage my neighbor's property while removing a tree where there was overhang.What they did poorly: Communication was non-existent at critical stages such as between form placement and concrete pouring. Detailed instructions from my wife were not written down, not recorded in the contract, and not executed. Flawless Remodeling Service email invoiced and unexpectedly hand collected early final payment. They never completed the work, and I can see now that their quote leaves out most detail discussed. Â They drove straight to the bank with that check knowing the demand for early payment was unexpected and would require a transfer. I speculate the unprofessional demand for early payment and immediate trip to cash the check was because they knew they had not and would not fulfill the contract.The concrete pour to widen our driveway has extremely poor finish quality, uneven aggregate, stripes and dips. It makes the driveway ugly. When my wife pointed out this was unacceptable, Agustin washed his hands of it and sent Felipe who lied to her and claimed that the protecting coating not yet applied (not previously discussed) would etch the problem areas and fix the finish. I really wonder if Felipe would try to float such BS with a man, or whether he reserves that level of disrespect for women. This coating was left splashed onto existing driveway and up the side of our vehicle which was parked 12 feet away. Rebar was put under not inside the concrete. After some extensive convincing, Felipe did demo and re-pour the path from back of the house to the gate where his crew originally just poured on top of the grass blocking the gate and creating a concrete bucket to collect rain water into the vent under the house. The bottom two rows of Hardie siding were chipped and dislodged in proximity to demo work. My front lawn sustained a lot of damage when the crew stacked broken chunks of concrete and washed concrete tools on it. They also made a mess of the rock fill against the city sidewalk by washing out the concrete truck and tools there. Flawless Remodeling Service was paid to make the sprinkler system match the new dimensions of lawn. I've never seen more stupid displayed by a contractor than how they approached the sprinklers. They didn't move the pipes out past the new concrete like they were contracted to do. They just added a flex line that barely reaches from under the new concrete to nowhere near where the sprinkler needs to be. It will be impossible to maintain the pipe now poured over. The head was installed watering my house and 10 feet back on the new concrete, but not 10 feet of grass where they didn't bother to center it. They didn't even turn on the sprinklers and attempt adjustment. The other head we paid to move waters nearly all of the new concrete pad intended for a shed. As discussed up front, this $500 portion of the $19,000 job was critical for everything else to be successful. Now the new concrete needs to be cut back out to fix this stupidity.They abandoned the job site covered from end to end with thousands of pieces of concrete debris varying up to baseball size. They did not remove spill over or under the forms. They left dozens of nails and broken screws to injure my children's feet. They left shattered wooden stakes sticking up. Felipe's crew never attempted the core bore in existing concrete. They did not remove grass and level to work with the new concrete. The $7,590 22' x 23' exposed-aggregate driveway extension will have to be completely cut out and re-poured if it is to ever look respectable.This contractor made my driveway an eyesore, created very expensive work to fix their extensive mistakes, and much worse disrespected my wife by ignoring her concerns, lying to her, and demanding payment that was not due. Agustin Feliciano Madrid is completely absent in his responsibilities and the creator of this high pressure billing without work completion. Felipe Ledesma is a liar who plans to be long gone with your money before you realize how bad his work is and how much of it he never did. More...

Very pleased with FRS! They were timely in responses to quote requests through Yelp. Came out next day, provided price via email with formal statement to sign, scan and send back. Three days later our home trim was complete! Additional work: we asked for them to paint our garage doors - they did for a fair amount. Then we had a piece of trim damaged by a woodpecker to fix - they did at no charge. 3 man crew, done in 5 hours. It was great. Unfortunately, I cannot recommend Flawless Remodeling Services for bathroom remodel and wood floor refinishing. Communication was often difficult. Towards the end of the project we explicitly asked for follow up on completion time and to be updated at the end of each day, only to still have to check in with them multiple times. Their tile work, where it meets the drywall, dry wall repair, and paint all need to be partially redone or fixed. And the wood floor polyurethane inconsistency will just have to hopefully fade over time. Upon completion of the project we were so upset, I just wanted them out of my house - let alone have them fix something they didn't do well the first time. Needed paver/cement work done on our back deck, we needed to remove half of it due to house water damage and had to find a company to come out and fix it quickly. Flawless remodel was very responsive, provided a fair price, and had it completed within a 2 week time frame. The work was very good and we were happy with the result. Only negatives - not the best communication and while working they would leave a mess (3 day project) which was difficult because we have a dog and we would have to pick up some of the mess so the dog wouldn't eat the stuff they left out. Also after completing the project, their cleanup was decent, but not great, had to do a little myself. Even with that all said, I would have given a 4/5, but with the urgent need and them being able to come out and complete with quality work, I thought a 5/5 was the most fair since it is such a busy time. I cannot recommend Flawless Remodeling Service enough! After we had a different contractor come in and do a terrible job, FRS was able to come the next day and really took the time to understand what we wanted. Our house was built in 1903 and has very unique walls that we wanted to restore the integrity of as authentically as possible. Augustin was able to identify exactly how it was created, through a technique rarely used here, and called in one of his team members who was a master of this craft in Mexico. We recently had some house-wide plumbing work done, which left us with holes in the walls of our bathrooms, laundry room, and hallway. We also needed some help with putting in window wells on the side of our house and replacing a dryer vent. I contacted FRS and Agustin responded right away to set up a time to come see the work needed. He got us reasonable estimates quickly, and we were able to get the repairs scheduled the day after the plumbing wrapped up!The crew that came out was great -- really friendly and hardworking! They even fixed our storm door so it would latch properly while they were out here. They got everything fixed quickly, but without cutting any corners. I am super happy with Agustin and his team! They laid down new gravel in my driveway in a very timely manner when I had trouble finding other companies to do this. Agustin also removed my old wood burning stove and put in new hardwood floor in my living room. They were able to do this in a short window while we were not in the house, cleaned up everything and came back to make one minor adjustment. Agustin is extremely professional and easy to work with. One of the best experiences I've ever had with a contractor. Came in timely and gave me a fair and thoughtful estimate. I asked all the questions I thought to ask and my questions were handled with concern and attention to detail. The work was completed sooner than expected and turned out phenomenal. They even tweaked aspects of the project to my liking in a fluid manner. My gutter ended up dripping water during a heavy rainfall, and they had no hesitation about fixing the spot that had been damaged during the storm without question.
