Assessing whether your garage can be used a living space requires. In center city Philadelphia which is where we are based, where parking is a premium, so such questions are rare. However, if you did..... The foundation, walls, and ceiling/roof are taken care of, so thought has to be put into the door, what do we do with the garage door? Front loaded garages (again here in center city) will have uninsulated cement slabs that the car typically rests on. The space will need to be heated and cooled, so can use the existing systems or do we need new? You'll need electricity and how easily can this be tied into the existing service. You might want a bathroom, so where are the existing supply and waste lines? So on and so forth. One question that deserve a lot of attention is how are we going to blend in the existing facade to the new facade. Finally, in the eyes of the municipality, are we allowed to convert?

1. Demo and haul out. Almost always there will be material we will need to remove ranging from work benches to shelving to unwanted goods.
2. Rough framing
3. Plumbing
4. HVAC
5. Electric
6. Tile
7. Insulation (if needed)
8. DryWall

So on so forth. No two jobs sites are the same so the the construction scheduling may depend on other variables not listed, such as material and resource availability. At D&H, we provide every home owner with a schedule so we're all on the same page.

Depends on the job. If you want me to fix a door that needs replacing, I won't warranty the fix and I'll explain why. However, if you opt to replace the door, I'll warranty our work is free from defects up to one year. This should not be confused with hardware defects such as a dishwasher or stove breaking.
