Room to improve? Get help from an Extension Specialist

Having an extension built onto your home can be done a variety of different ways. The most common way many people extend their house is by building a structure to the side of their homes, such as a conservatory or a porch. With such a wide range of options available, you might find yourself spoiled for choice. Regardless of the direction you decide to go in, the range of different benefits an extension offers is fantastic.

How much does a House Extension cost?

The exact price of an extension to your home can be difficult to gauge, so it’s best to speak with a property extension specialist to get the best quote for your project.

Before planning a home extension, there are a variety of regulations, rules and costs to consider. However, it is important that you understand these costs before you begin to plan your extension. The type of extension that you wish to have, as well as the area that you live in, will affect the price you pay. Despite all of these complications, there are some guidelines that you can use to work out how much you may have to put down.

How do I choose a Property Extension specialist?

Because of the amount of work needed when undertaking an extension, getting the right specialist to help you out is very important. Bark makes it easy to compare building professionals, but there are some questions that you should think about when hiring the person for the job.

First of all, you should see whether your builder has done projects similar to the one you want to accomplish. Look through examples of their work and check their portfolio for similar jobs. You may also be able to visit previous clients homes to see the quality of the project.

Being comfortable with your builder is very important as well. When meeting them, are they polite when you speak to them? Or if you spoke to them on the phone, did they answer all of your questions thoroughly? Also pay attention to whether they arrive on time for meetings.

Besides looking at a portfolio, you can assess their experience by looking at feedback and images of work completed from previous clients. Accreditations are also an important guideline and how well they are equipped to do their job.

Ask them questions about qualifications that they have and how long have they been trading. Good accreditations that you can look out for include the Federation of Master Builders and the Guild of Builders and Contractors.

Why should I get a Home Extension?

One of the primary reasons for extending your home is to gain all the benefits of added space, without taking away anything from your outdoor areas. For example, a conservatory can both enable you to have dining space, while also showcasing your garden at the same time. Porches are also similar in that respect - they will not take up a lot of space in front of your house, but will enable you to store things and give your home an extra layer of security.

As your family gets bigger, you will need more space for your growing family. Having toys littered in any of the living spaces can make it harder to wind down, and can make it difficult for you to find somewhere to relax by yourself. Having additional spaces enables you to take it easy by yourself if necessary.

Adding an extension to your property will not only make your home more valuable, but may be very much needed - additional bedrooms are a godsend as your family grows. This can ultimately save you the time and money of moving house simply because of bedroom space. Even if your children are able to share rooms, your family will find it much easier by having rooms to themselves.

Having a home that is more open plan is another good reason for a house extension. In houses where there is not a lot of light, such as terraced houses, having the back of the property opened up (or having a skylight added) can you create an illusion of a bigger space due to added light.

Aside from having additional rooms and space to yourself, extensions can be particularly useful for storage purposes. As mentioned before, a porch is not only an addition to the front of the house, but can also give you space to store shoes, coats and more. For those with plenty of hobbies, items such as musical instruments or sporting kit can have their own space to stay in that will keep them out of the way.

Adding another bathroom is often a popular choice. A bigger family will need more bathrooms, and having one on both floors, for instance, can be very useful.

If you are lucky enough to be able to work from home, a dedicated space is vital to help you maintain concentration and focus. Working in the bedroom is ill-advised and having a desk in your living room is not an ideal solution. With a dedicated office space, you’re able to get on with tasks and also split focus with family time. When all the work is done, you can simply leave your office.

As you can imagine, one of the most obvious reasons for having an extension is to add value to your home. Regardless of what you choose to add to your house, the addition will always result in more value when you decide to put your house back on the market. In fact, just one more bedroom can add up to £20,000 to its original sale price. Bigger rooms than this can also be a very enticing prospect for buyers.

How much does a house extension cost?

The cost of building an extension is determined by a number of factors, including size, specification, and your location. You may be planning a basement conversion, a single storey extension, a downstairs toilet extension, or an extension over your garage. Whatever you have in mind, our experts will take a detailed brief in order to provide an accurate quote for the work.

Do I need planning permission?

In many cases, you can extend your home under Permitted Development (PD). For example, under PD you can extend a detached property by 8m to the rear, if it’s a single-storey extension, or by 3m if it’s double. Check with your local council and your extension specialist before you get too far into the planning stages, because your project may not meet all the criteria for PD.

What about insurance?

Most insurers won’t cover any loss or damage incurred while a property is undergoing alteration or renovation. If you’re carrying out extension works and managing the project yourself, it’s worth discussing your project with an insurance provider, before any work begins. You may need to arrange a specific extension policy to cover the new works and the existing structure. It’s also worth enquiring about a 10-year structural warranty, as this can be provided on some new extension works.

I was in search of an architect to assist in designing a plan for a new extension with internal alterations. Despite trying many local and national firms, none seemed interested, for reasons unknown to me. However, my search led me to Stuart, a highly praised professional within a local group, and I was not disappointed. Stuart demonstrated professionalism and provided expert advice throughout the challenging planning process. Ultimately, we succeeded, and his extensive network of local builders and tradespeople proved to be an added bonus. If you're looking for an architect who is professional, prompt, and takes pride in their work, I highly recommend Stuart.
