Q&As

You generally don't need planning permission for converting a garage, there are exceptions to this so its worth checking with your local planning office at the council.

If you are changing a standalone garage you may need to apply for a change of usage.

Even though you may not need planning the conversion work will still need to be completed in line with building regulations a "Lawful Development Certificate" can be applied for to assist with re-mortgaging in the future.

The first thing with any garage conversion is sealing it and insulating it, for example if you were to be removing the front garage door then we would recommend that the front of the building is bricked up and either a front access offered or access to the room internally, its generally wise to have a window fitted lso.

The garage will then need insulating and this will either be done as per the spec of any plans you have or failing that to Building Regulations specs. At the same time as this the first fit will be taking place which will include running any pipework for heating/water etc and also cable for the new electrical circuits.

Once the fist fit is complete and the room is insulated the board and finishing will be applied, the room will be dryline boarded ready for plastering or if the client chooses tapered edge and joint sealing. The room can then be trimmed with all of its wood work and if required painted for the client.

I have been a plasterer for over 20 years, carrying out wood work and chippe work for the last 15 years. For the last 8 years I have been running a team of builders, including all trade types.

Dependant in the type of work but generally we will offer a 6 year guarantee, any roof work will generally be carried out by one of our specialist that comes with a 12 year guarantee.

Meeting new people and constantly working on new projects. I also love helping people see more from there property than they could. I also love generating outside areas that people can enjoy when we get the opportunity, think this comes from my BBQ obsession.

I was initially a plasterer many moons ago and saw a gap in the market, also plastering day in day out was very tedious so I began to develop my other building skills back in 2000, this included spending more time working with different trades and working on larger projects. I had a business management qualification from when I was younger and so decided to put all of the above in to use and began Summer Breeze, I am now lucky enough to be able to either project manage the bigger jobs or get stuck in and hands dirty on the smaller jobs.

We offer quality and above all reliability, we have been a business for nearly 8 years now however I have a team and access to a support network of other professionals in the trade with decades and decades of years between them (that's just the spark)
