We collaborated with Style Building on a refurbishment project for a domestic client of ours in Canary Wharf. We found Kiril and Paco - with support from Jacqui based in the office - to be polite and professional. They were keen to work together with us to resolve any issues. We've worked with Style Building Ltd for a number of years and highly recommend their craftsmanship and professionalism.

Kiril, Paco and the team took on renovating our flat in Crystal Palace - it involved some structural changes - making the kitchen and bathroom larger and dealing with a load bearing wall. They made the process simple and did a great job. The flat was fully plastered, new bathroom, kitchen, tiling, flooring laid, electrics, boiler maintenance and finally painted decorated.

They provided us with a full service and we were thrilled with the results and they ensured the job was kept within the estimate and on budget by keeping us involved in decisions on materials and labour.

Kiril is very easy to work with and his team of professionals make you feel at ease that your home is in good hands.

We have since recommended them to friends who have also had good experiences and we continue to use Style Builders for small jobs on both our London properties as we are overseas landlords and trust them to get to the job done for a good price and quality finish.

Style Building Ltd did a complete renovation of our property which included installation of kitchen and bathroom plus plastering all the rooms in the house. Also, installation of a consumer unit and commissioning of the heating. Paco gave us a detailed quote including labour and materials. It was a competitive quote and had a clear schedule of works and we knew when the project was due for completion. We signed an agreement with schedule of payments in line with the project timelines.
Pavo and Kiril kept to schedule despite delays with deliveries of kitchen and bathroom fixtures. They were so accommodating and never asked for extra payments and when we made modifications they were clear about the cost implications.
They did a fantastic job and we were very happy the whole project. They completed ahead of schedule despite delays in deliveries of kitchen and bathroom.
Genuinely nice guys all round. I would recommend to anyone for quality of work and professionalism of the whole company.

We hired Kiril and his team to build an extension to our house. They did a good job, broadly on time even if some supervision was needed.

More importantly, I do write a positive review because they proved reliable when it came to exercising the guarantee. It is unfortunate that we had to exercise it, but Kiril and his team did fix things and lived up to their commitment.

Undertaking a home extension is an important project and you should be completely comfortable with the company you choose to instruct for both the Design & Construction Phase. We at Style Building offer a unique* Cloud three-stage process so you are able to commit to the Design Phase and keep your options open when it comes to assigning a contractor for your Construction phase. Having completed many projects all over London and Surrey, we work hard to exceed customers expectations to produce designs that are unique, practical and in line with the assigned budget so the design will be visible to be build. We have explained our Architectural Design Process below to offer an idea in 8 easy steps of how it all works, and what to expect if you choose to instruct Style Building for the Design Phase and an optional Construction Phase (link) and Warranty.

*If your project is at the Design stage we will give you a fixed fee design service for our Architectural Design and Planning Service. If you already have architectural drawings we can provide you with an estimate for your construction package called BUILDING REGULATION PACKAGE. However, if you already have this in place and you would like us to provide a detailed Construction Estimate only we will move on to the construction phase.


Architecture and Design process in 8 easy steps

Step 1 - ENQUIRIES
We aim to contact you within 24 hours of receiving your enquiry to learn about your project needs and make a booking for your first appointment at appropriate time for you.


Step 2 - INITIAL CONSULTATION
The initial site consultation allows us to see your home, discuss ideas in the comfort of your home, feasibility of the space and understand what you want to achieve. Every project is different and it is important we Style Building fully understand what you want to obtain from your home extension from the very beginning. The site visits also offer us with an opportunity to tell you more about how we work. We only send out members of our Architectural Team so you'll get a knowledgeable, creative team members, passionate about architecture and design. Following your initial site consultation, we will send over your quote based on the discussion and information obtained from the site visit. This outlines both our Fixed Fee Design Service, and also a budget estimate from our Construction Team.

Step 3 - MEASURED SURVEY
If you decide to proceed, the first thing we do is to book in your measured survey. This is a meeting at your property which is typically 2-4 hours (this does vary on project size). You will meet your Designers and sit down with them to discuss what you want to achieve from your new extension area. This will be your designers throughout the entire Design Process and they'll develop your design with you, take you through layout options, planning and prepare your Building Reg Pack. They'll have lots of ideas, floor plans and images for you to consider, so if you are not sure what you want that is not a problem - we are here to guide you. We will then measure up the property in detail and take some images for recored keeping.


Step 4 - DESIGN DEVELOPMENT
Following the Measured Survey, we will send over existing & proposed floor plans within 7 to 10 days. You are free to amend your proposed plans until you are totally satisfied with your final layout - we do not relax until your layout is perfect. We encourage our customers to take this time to experiment and consider lots of design ideas as you want to be sure before committing to a design via planning. A lots of our customers choose to speak with their dedicated designers face to face, over the phone, Skype, WhatsApp or on email - it's completely up to you.


Step 5 - PLANNING DRAWINGS SET
Once you are satisfied with your design, we will prepare your planning application for you. This includes your planning application or permitted development application and anything else we feel would support your application such as a Heritage Report or a Design & Access Statement. This also includes your drawing set (site plan, existing and proposed ground floor plan, roof plans, sectional details, side elevations etc.). Planning approval generally takes 8 weeks. Once we submit your application, your designer will begin to chase the council to ensure it becomes validated. Validation means that the council are registering the application as valid and confirming that they have what they need to make a determination. Once the application is validated, a Case Officer (CO) will be assigned. We then make contact with the CO to ensure that they have our details. Sometimes the CO will want to carry out a brief site visit at around week 6 or 7 of the planning period and in this case we will be in touch with you to book it in. They generally just want to have a quick look around and take some photos.


Step 6 - PARTY WALL
If you want to build as soon as possible, we would advise getting started on Party Wall (PW) once you have submitted to planning, so you can run the process alongside the 8 week planning window. Party Wall can be lengthy, especially if your neighbours are not supportive of the works you intend to carry out. It’s important to remember that no neighbour can stop you from building, they can only delay it during the PW negotiations. We have an in-house Party Wall Expert who can serve Notice & draw up the Schedules of Condition. We take a very sympathetic approach when it comes to serving to Notice in the hope of gaining a consent to the works which ultimately saves you time and money. We do this by offering information and support if your neighbours have questions or concerns regarding the project.


Step 7 - BUILDING REGULATION PACKAGE
Once the planning application is accepted, we begin your Building Reg Package. These are the detailed drawings that Building Control and your assigned contractor will require during your construction phase. They are the detailed drawings that show all of the steel placement and specifications, insulation, electrical and plumbing layout etc.


Step 8 - PRE CONSTRUCTION CONTRACT MEETING (PCCM)
Once we have your detailed construction drawings, we will book in your PCCM. This is a meeting with our construction team where we sit down with you to run through your drawings. Following this meeting we will send you over our Tender Pack. This pack includes a Bill of Quantities, Construction Estimate and Schedule of Works (SoW). The Bill of Quantities will itemise everything that is needed to build your project, from the number of bricks and blocks, sq. m of screed, insulation, roof tiles, timber to plasterboard and paint. Click here to view an example of our Construction Estimates. With these documents, you will have a comprehensive Tender Package from us. This tender pack will show our fixed price tender and it is then your decision whether you wish to proceed with the Style Building Construction Phase or handed to other builders for comparison estimates, ensuring all prices you get are on a like for like basis.

When those 8 design steps are completed, we can proceed to transform your space into place.

Construction Phase Process
As we have already conducted a thorough design, estimating and planning process, the build runs smoothly to plan, on budget and on time. Our unique cloud second stage process has been made with peace of mind for our customers aiming to bring simplicity to the construction process as well as to eliminate the cost for contract administration. Preparation Activities
Before the construction starts we will draft a standard Building Contract. We will complete a checklist of activities and necessary documentation including Project Management Plan (PMP), bespoke Health and Safety file (H&S), arranging a Building Control inspector, suspending a parking bay for a skip & a trade permit if required. The Building Contract covers the commencement date, handover date, all details agreed on the estimate and payment schedule. The PMP gives a specific time line for each phase from start to completion. Click here to view an example of our PMP. The H&S file include the Construction phase plan for all involved parties to refer and adhere to.

Deposit
A deposit is payable on signing of contracts. Payments are then only done at each valuation usually twice per month, up to a total of 97% of the total project cost. The remaining 3% will be retained by you, and will only be payable after 30 days on completion of ‘snagging’.

Pre Start Meeting
This is an important meeting. Upon your instruction of the Construction Phase, we will arrange a suitable meeting with you at the property with your dedicated Project Manager (PM) and Foreman. This enables us to confirm all of the details and answer any remaining questions you may have for the works.

Commencement Date
We will arrange site induction for our tradesman, protection of floors and walls if required, the strip out of any unwanted fixtures and fittings, setting out foundations ready for excavation of the foundations and any other excavation works that may be required.

Materials
We will supply quality materials and fittings at all times at a trade price.

Construction in Progress
An extension usually takes between 12 to 16 weeks. We will, at all times, treat you and your property with the utmost respect and ensure that the construction site remains a safe and healthy environment. During this time your PM will give you regular updates about the works and you can be involved as little or as much as you like.

Payments
Our payment policy is built for your peace of mind. We understand that regular payments makes the project run smoothly – you only pay for what you see. We want to make sure that you are absolutely clear before, during and after any works are completed so that you can be sure that you are only paying accordingly to the value added to your property, materials on site and any special orders have been placed in advance.

Extras
It is not unusual for you to decide to add a few, or sometimes many extras, after we have started your project. Any additional works are always agreed in writing with a full quote, prior to any job execution. We never charge any costs or start any jobs that have not been previously agreed in writing with you.

Snagging
When the agreed works have been carried out the project has reached practical completion. You will walk around with your PM and Foreman to check the works and if it required a snagging list* to be created. After the snagging has been carried out we will tidy up the site and remove any waste and tools and then handover.
*Only one snagging list per project.

Insurance
Style Building works are covered by the most comprehensive insurance available in the construction industry. Any unexpected challenges are covered for your peace of mind.

Third Part Finance
We are happy to undertake third party financed projects and are used to the pay per stage process. If you are considering using a Credit Organisation to finance your building project, therefore, we are confident your chosen credit organisation will be satisfied with our methodology.

On Completion
Once your project is complete we will handover your property clean, tidy and ready for use. The following are all part of our commitment to you:


Warranty

FOLLOW-UP - We will follow up with a massage through our unique cloud platform and/or courtesy call 7 days after works have been completed to check how you are getting on with your newly completed project or recent home improvements. Your project will be live in our cloud platform for another year as we want to give you a peace of mind.

16 WEEK INSPECTION - We will contact you and conduct a full inspection 16 weeks after handover to ensure you are fully satisfied with all works.

1 YEAR WARRANTY - Our work is covered by a 1 year warranty on workmanship. Any relevant operating instructions and guarantees will be handed over to you at the time of the handover and you will be properly briefed about any maintenance or operating issues.
