How can someone tell if their Garage is suitable for conversion?
By looking at the boundary walls, if they are single skin brick or cavity walls, if an opening for the new doorway/entrance to the new room is suitable and adequate lintel can be installed, the floor requires insulation and floor construction can be done solid or suspended on timber joists with wall hangers.
Run us through the different stages of the Garage conversion process - what's involved?
First thing a builder needs to do is check if all relevant paperwork is in place, planning permission has been approved. Appoint a building inspector to ensure all works comply with CDM regulations and make sure at the end of the job a Completion Certificate will be issued. Prepare risk assessments and method statements for the upcoming works. If the builder will employ bona fide contractors he needs to ensure they are compliant with site/job requirements and their standards meet Client expectations.
In summary the works involved are, as follows:
- dig foundations
-call inspector to check depth of foundations. If services have been found they will have to be bridged before concreting
-pour concrete to specified dimensions as per structural engineer's calculations
-brick up with engineering bricks and install DPC
-brick up cavity wall as per design, create window opening (if required) and install lintel
-create opening between house and garage and install lintel
-construct floor base
-run M&E
-render or dot&dubb all walls, skim plaster walls and ceiling
-install floor covering
-install door, architrave and skirting boards
-paint walls and ceiling and woodwork
-2nd fix M&E

Having a degree in Civil Engineering, I always wanted to work in this business. Starting my own business and working for myself was always my desire.
