Cold-blooded criminals who will relish in your misery for the prospect of a few pence.

There were several risks to life in the Seraph property I resided in.
1. The winding stair.
2. The electric cooker
3. Bell wire across the top of the primary stair entering the building.
4. The primary stair itself.
5. The hole in the 1st-floor landing top of the primary stair.
6. Rotten windows.
7. Carbon monoxide ingress.

One person broke their neck on a dangerous stair. Another fell sustaining an injury to his leg, whilst I myself sustained 2-years monoxide positioning, which damaged my blood for life and made me dependent on tablets.


They refused to resolve issues, were, rude, biased towards the criminal landlord, endangered lives & are very clever in getting away with it.

Students,do not rent from here started well went down hill big time ,needed to go home no fault of my own,but no get out clause,so ended up trying for months to sort matter have a huge rent bill for property i never moved back into,after summer term,

Absolutely amazing landlords, one which I could highly recommend. Had some trouble over the festive period and they took their own time out, out of hours, to come and help me which I am eternally grateful for, and is something which is demonstrated by not alot of agencies out there. Communication is always vigilant, whenever theres a problem they are always there to fix it whatever time and whenever, never a time where as a tenant I have felt out of place or felt neglected by the agency. Saved me so much trouble as a tenant at a time I needed it most and I couldn't be happier to be with the agency this year. Would definitely recommend it for student/non-students who are looking for a reliable and reputable agency. So so happy with their service, one which I cannot thank enough. Thank you so much. Would like to thank Rhiannon so much for helping me out at a time where she didn't need to and at a time when I needed it most! Whenever contact has been made, the agency workers have always been so warm-hearting and re-assuring which is what you need, especially as a student, living in a rented house. Recognised as not just a rent-paying tenant but also as a human, and as a agency I think this is what seraph's strong point, always strengthening and maintaining that rapport with their tenants. During the project we found the craftsmen involved to be approachable and helpful. May I please suggest to hold the annual general meeting at the place of the residents? If it is held at the office of Seraph, it causes complications due to parking, working hours etc. Why cannot it be done on Saturday for example when people have more time even if they need to stand in the hallway? We have an apartment property where the building is managed by Seraph. We have attended two meetings now which have been informative, transparent and well managed. We feel very comfortable knowing the Seraph team are fairly representing our interests, they communicate quickly when issues occur and manage the building, and partner relations proactively . I have dealt with Seraph for over two years now as we own a flat in one of the blocks they manage.

I have found they generally respond to queries either by telephone or email promptly (usually within a day or two, depending on whether it's urgent or not).

Feedback regarding services for the flats (cleaners, gardeners etc) is passed back to the contractors and Seraph have helped a great deal in ironing out teething problems with these services. They are now running quite well. Seraph, along with other residents, have helped us source better contractors than were originally installed.

The AGM for our block is professionally run by Douglas, and the charges are transparently laid out for leaseholders to see. Questions and suggestions from leaseholders are taken seriously, and adequate time is taken to explain things, resolve issues and make decisions. They do seem to genuinely want to manage the flats to the benefit of the leasesholders and work with the leaseholders and contractors to keep things running smoothly.

I particularly deal with Katie who I have to say has always been entirely professional, quick to respond to queries, and patient in ironing out any little niggles with the contractors. I hope to we continue to be managed by the same team.
