My experience with Brendan Daley, owner of NJC is absolutely terrible, and is exactly the same as another reviewer Torero George. Steel beams too low, sewage pipes built all round the ceiling, causing huge ugly boxing, leaking roof. I am living then nightmare at the moment. It's all got to be ripped out and rebuilt, and Brendan is trying to charge an absolute fortune to correct his own mistakes. He is basically holding me to ransom. He blames everything on the architect, even though it is one of his mates that he recommended to me. The architect, Mark Dunnings of Tudu, is not actually an architect, even though that is what I asked for, and he blames everything on to Brendan. Brendan has not even bothered to get Building Control, so I have now had to organise Regularisation with Bromley Council. I have been living in a building site for four months since he stopped work, and he is holding a considerable sum of my money. He has no qualms about lying. More...

Is your loft suitable for a conversion?
Before anything begins you need to ascertain whether your loft is suitable to be converted in the first place. So what do you need to consider?
Is your loft big enough for a loft conversion? For a traditional cut rafter and purlin roof the minimum height needs to be between 2.2m and 2.4m. For a modern roof completed with trusses the minimum is between 2.4m and 2.6m.
Are there important elements such as chimneys or lift areas that pass through your roof? In most cases these will not affect your project, but some properties will contain elements that need to be moved which can lead to a far greater loft conversion cost.
How much room will a completed loft conversion offer you? In some cases the space will simply be too small to be usable, making the project inappropriate.
Is your roof felted? In many traditional properties, such as those from the Victorian era, roof slates will not have felt behind them. When carrying out a loft conversion this will have to be rectified with a breathable membrane which can be a considerable additional cost.

Once we have been contacted by you we will arrange a visit to your property.
During the visit we will assess your loft space, gain an understanding of what you are trying to achieve and advise on the best solutions taking into account budget, aesthetics and restrictions.
Following our visit, we prepare a full written quotation along with a detailed break down of the work to be under taken and a preliminary sketch of your new loft space. Our quotation includes architectural drawings and planning permission/building authority consent.
If you accept our quotation, arrangements will be made for our surveyor to visit and take detailed measurements of your loft for full plans. A draught copy of the plans will be sent to you for your approval before sending to the relevant authorities. During this period we will keep you informed on progress of the approvals, liaising on your behalf with architects, Building Control, Structural Engineers and Planning Authorities. When the approval has been granted we will contact you to discuss possible start dates.
In the lead up to your conversion start date, another visit will be arranged at a time convenient to you to discuss aspects of the conversion e.g. Location of materials skips etc.
In the week leading up to the start of your loft conversion scaffolding will be erected.
On your start date the majority of the materials needed to convert your loft will arrive. We will cut a hole into your roof in order to get materials in and out of your loft. The bulk of your loft conversion will be constructed using this access point thus minimising disruption.
Structural beams of steel or timber are installed onto load bearing walls. These will take the full weight of your loft conversion. New timber floor joists are fitted, supported by the structural beams. Under floor insulation and sound barrier is fitted between the new joists.
Before the floorboards are fitted a Building Control Inspector will visit to check that the structural beams and floor joists are the correct specification and are installed correctly. Also the 1st fix plumbing may be installed if necessary.
With the floor complete, work can now begin on other areas such as Dormers, Velux windows and roof alterations.
Insulation is fitted and the 1st fix electrical wiring is installed. Building Control will return to check the construction of dormers and the fitting of velux windows, also the insulation and any other work.
Plaster boards will be fitted to all areas of the loft conversion.
The new stairwell access is now cut out and a new staircase is fitted to your loft.
Partitions are then erected and plaster boarded. We wait until this point to build stud partitioning to allow the customer a chance to have some input on the exact positioning.
All areas of the loft are plastered.
After allowing time for the plaster to dry. 2nd fix work will be carried out. The Electrical work will be completed; fitting switches, lights, sockets and smoke detectors. A certificate of installation to part P 17th edition will be completed. The Plumbing will be installed i.e. new radiators and sanitary ware. All doors, skirting, architraves, handrails and spindles are fitted.
A Building Control Inspector will make their final inspection of the loft conversion, and when satisfied that all work is completed will issue a ‘Certificate of Completion’. This should be kept in a safe place with house documents, as it will be needed if you sell the house to prove your loft conversion has been constructed to current regulations.
You Loft Conversion is complete and ready for you to use your additional space.
