Nick was recommended by our builder when we needed a building warrant for some internal modifications to our house. Nick is a good listener, very professional and thorough. He was excellent coordinating between his recommended Structural Engineer, our builder, and our Kitchen Installer, and was persistent but polite in all his dealings with the over-worked building control officers in our local authority. We have no hesitation in recommending Nick and will be using him again next year for further changes to our house. More...

We approached Nick in spring 2016 to discuss a potential extension on our house. At the time we believed we would need to move to accommodate our growing family. Nick, however listened to our requirements and proposed a plan for a wrap around extension. The design provided us with everything from our wish list, which we had thought was impossible.

Nick has dealt with all aspects of this project in a professional and timely manner. Whenever anything was required from Nick - he turned it around very quickly.

I would not hesitate to use N7 design again and would highly recommend to anyone. Nick, being so approachable, knowledgeable and friendly makes him very easy to work with.

Nick at N7 was a great professional to work with, he knew his project inside out. He communicated perfectly what he wished from my photography and we were able to get some great shots of his fantastic work.

Nick used his professional knowledge and ideas with helping us to design our dream home. The builders and N7 design studio worked really hard to complete our project for Christmas 2015 . With their advice and experience we gained a twin windowed double bedroom, shower room and a super square hall way at the side of our lower villa . Everyone worked to meet the deadline for completion and kept the project within budget and always kept us well informed through out each stage of construction. More...

I can't recommend Nick enough. He designed the alterations for my home which I now love. He's thoroughly professional, very reliable and brilliant at listening. I love his creativity and ability to translate my thoughts and ideas into a design. He's calm and patient, which is so necessary when designing such an important space and getting it through all the necessary legal/planning/building warrant hoops. Services

Our service begins with an initial consultation where the client outlines the brief. We will provide our own advice on layout and design for the work using our experience and knowledge of the building regulations to make the best possible use of the space. On the basis of an agreed brief, we will provide a written fee quote for the work involved, breaking down each stage into a clear fee and providing estimated costs for application lodging fees and structural engineer’s when necessary. This allows the client to tailor the service they receive to their individual needs.

When instructed, we will carry out a measured site survey using the latest laser measuring equipment to provide an accurate base for any Proposals. From this base, we can prepare some options using the brief and work with the client to agree a plan layout and/or external design within the constraints of the Local Authority guidelines. We also use 3D modelling software where appropriate to present our designs in a way that is visually clear to clients.

Once a sketch design has been agreed, we will prepare the necessary drawings and forms and deliver the application to the Local Authority offices. The planning drawings establish the site layout, building footprint, general internal layout, external appearance of the building, colours and materials. We will act as an agent on your behalf throughout the planning process, dealing with any issues raised and liasing with you, until the Local Authority has reached their decision. If the work predominantly internal, then a planning application is not always necessary.

On approval of the planning application, we will compile together the necessary drawings for the building warrant application. This is a detailed technical approval to ensure that the proposal complies with the latest Scottish Building Regulations and requires a considerably higher level of detail than the Planning stage. The building warrant drawings cover detailed construction and materials (timber/ steel frame), drainage, foundations and structural stability, weather tightness, insulation u-values, ventilation, electrical layout, damp proofing etc. The submission will include detailed drawings with general specifications, SAP Calculations and Energy Performance Certificate, and Structural Engineer’s Report and Certification (where necessary).

On approval of the building warrant, we will produce a series of construction details and a detailed
specification covering all components within the proposed works. This is discussed and agreed with the client prior to issue and will usually include schedules or windows, doors, kitchen, bathroom and all internal finishes where required. This information will give enough detail for contractors to provide accurate construction costs for the proposed works. We can manage this process for the client and prepare a report with recommendations on how to proceed and, if the client wishes, appoint the best value contractor on the client’s behalf.

When a contractor is appointed, a formal building contract will be let (usually the Scottish Minor Works 2011 Edition) which we can explain to the client. This is based on the contractor’s firm price and a contract set of drawings and specifications. We can administer the contract and carry out regular site inspections to confirm that the contractor is carrying out the construction in accordance with the contract and report to the client on progress. During construction, applications for services connections may need to be made this can be done through the contractor or we can assist if necessary. At the end of the contract a completion certificate is applied for from the local authority and we can certify practical completion.
