Reasons to get a new fuse box

1) For electrical safety. Electricians will tell you that having a RCD is essential and is not usually present in older fuse boxes. It is a potential life saver as it can detect small leakage currents in the range 5-30mA and can disconnect the supply in less than 300ms which may prevent electrocution and injury. If your fuse box is more than 25 years old it may not have a RCD.

2) If your lights are flickering or your sockets are unresponsive, this could be a sign that your fuse box is deteriorating and may need upgrading.

3) If the fuse board has asbestos flash guards. Asbestos fibres are now known to be very harmful if breathed in. Asbestos was used on old fuse boards and would need replacing for new metal type instead.

4) If your fuse board is more than 10 years old the fuses may have deteriorated so it is best to get it checked by a qualified electrician

(EICRs) Electrical Installation Condition Reports are now a key part of electrical safety, Landlords have the responsibility to ensure that a tenanted property has an electrical installation that is safe to use by its tenants. The Law around the EICR has now changed and will come into effect in July 2020. There will a legal onus on all landlords to have a electrical installation condition report in place. They will have to be able to provide this to the tenant, managing agent or local authority within 30 days should they ask. The government have also laid down the law that all existing tenancies will require a EICR report by April 2021.

Fire alarm servicing and legal regulations
Under the Regulatory Reform (fire safe) Order 2005, all premises in England and Wales used for non-domestic purposes, with a small number of exceptions, must abide by these regulations.

Most commercial properties will require a fire alarm system under the Regulations, with the exception of smaller premises that do not store high-risk substances, where it is easy to see a fire developing and where a shout of ‘fire’ would be heard by all occupants in the building. Higher risk businesses, however, (e.g. restaurants), are strongly advised to install fire alarms as an additional safeguard.

The Regulations provide that every effort is made to ensure a fire alarm system is suitably maintained in good working order; that it is regularly tested; that the person undertaking the testing and maintenance is a competent person and, in some cases, that the person is certified and approved to the fire industry standards.

Fire alarm servicing is also an obligation for employers under the Health and Safety at Work, etc. Act 1974.

Electrical installations are part of building regulations whether you are getting a complete rewire, making significant alterations or having additional electrical installations fitted. Faulty electrics can be a serious fire risk and can even cause electrocution in some circumstances . So it's very important to ensure that the whole of your electrical installation is safe and appliances fall within current regulations and even more importantly you are not putting anyone in danger.

If you are planning on moving into a new home which is older than 30 years old it is important that you have a competent electrician check you electrics or check to see when it was last inspected.

Going forward with getting your home rewired can be a very messy job so before you move into your new home please consider getting this done before any decorating or plastering.
