In my experience almost any integral, attached or detached garage can be converted to a habitable room, in most cases this can be done without the requirement of planning permission. Floor wall & roof construction doesn't have a huge impact on the prospects of converting a garage as this can all be adapted to comply with the building regulations.

Largely unless you have a listed building, live in a conservation area or have any restrictive covenants etc you will only require building regulations approval for the conversion of a garage. Therefore it would be a case of surveying the existing building (in part or as a whole) to create a plan of the existing, from that we will be able to produce a specification & drawings for Building Regulations. After which a builder can be appointed to undertake the alterations / construction works to ensure the garage conversion complies with building control requirements.

This is subjective question as almost any pitched roof can be converted, but generally we would ask the question as to would the proposed works provide the required space and would the benefits outweigh the costs. In most circumstances a loft conversion is achievable but with low pitched roofs it is often found that headroom can be a little tight, however as with garage conversions this works doesn't always need planning permission & rear dormer windows can be built to increase the size of the room without planning permission.

New Floors, walls & stairs etc can almost always be installed in any property providing they comply with building control requirements but as with all construction works there is an associated cost & the more complex the job, the more expensive the building works will be.

However with many years experience in dealing with loft conversions we can happily have a look at your property and quickly assess the situation, giving you advice on how / the best way to achieve your required accommodation.

Depending on the level of works involved you may or may not need planning consent to achieve a suitable loft conversion, in most cases this can be determined when we first meet, following planning, we would need to submit a building control application & generally ask for an engineers input at this stage. Following on from that a builder can be appointed to undertake the works.
