Services

Structural problems require bespoke structural engineering solutions. Our dedicated team produces reports that satisfy vendors, lenders and owners who insist on the safety and structural integrity of a property as it stands now, and in the future.

We report on localised problem areas such as subsidence, cracks, load paths, load bearing for walls, and wall removal. Our full reports on residential and commercial properties throughout London and the South East include detailed roof inspections (superstructure) and/or an evaluation of foundations (substructure), if requested.

Foundation inspection
Roof inspection
Load bearing walls and floors report
Soil erosion reports and solutions
Cracks and thermal damage inspections
Drainage issue recommendations
Comprehensive reports for buyers and sellers
Licensed structural engineers

Our structural engineers determine if a wall is load bearing. We then calculate the size and material of the beams required for safe removal. We’ll also assess the correct size of padstones to spread the load on existing walls – where they support other walls, roofs or floor joists.

Calculation for splice connection
Pad footing design
Steel column and baseplate design
Residential and commercial beam design
Steel (RSJ), timber and concrete beam calculations
Cantilever design for use with trusses and slabs

Our reports distinguish between structural and superficial cracks. They evaluate whether cracks in one part of a building indicate faults elsewhere. Cracks in walls may be linked to structural issues such as subsidence, or the expansion and contraction of a building, that’s why our engineers make site visits before they produce crack reports.

After we carry out a thorough inspection of cracks in internal and external walls, a crack report produced by Laytoe’s structural engineers will advise on the safest and most cost-effective methods for ensuring the safety and stability of your property.

The removal of one or more chimney breasts calls for the services of an experienced structural engineer to calculate and design the correct support to prevent the collapse of other chimney breasts and aligning stacks.

Removal requires structural support, such as steel beams and joists to be calculated before the removal of masonry. Laytoe’s structural engineers will design all necessary support elements to ensure compliance with your local Building Control Body. We also advise on the efficient installation of temporary props.

A loft conversion entails structural changes to your roof and party walls, as well as the installation of a staircase and new floor space; our structural engineers have a range of solutions to ensure safety and functionality within budget.

Against a backdrop of financial constraints and decreasing housing options, Laytoe’s trusted guidance enables homeowners to make the most of their properties. Whether you need extra space for your family, or whether you’re considering letting, our specialist loft conversion team will talk you through every stage of dormer, hipped roof or gable conversion.

If you’ve committed to extending your property, then Laytoe is committed to ensuring that all the structural elements of your extension are safe, sound and stylish. Our experienced team guarantees value for money and respect for your timeframes.
Laytoe’s structural engineering solutions are highly sought after by clients building rear and side extensions in London and the South East. We assess, calculate and plan the structural support you require for foundations, walls, lintels, beams, joists and other elements of your extension. Our drawings and reports can be submitted for local authority building approval.
