Q&As

A garage conversion can most likely be done under permitted development as long as it does not need extending and is not within a conservation area.

I would normally check with the council that it is permitted to be sure. Then I would proceed with a measured survey and sketch schemes to agree the design with the client for internal alterations, and presumably a new window.
Construction / building regulation drawings will be required, and an application to the council will be necessary. These drawings can also be used in order to price the construction work.

Typically if there is a minimum 2.2 - 2.3 meters floor to ridge height. The minimum comfortable finished floor to finished ceiling should be 2.1 meters. There are other alternatives to utilizing the roof space if the ridge is not high enough, although this would generally cost a lot more.

I would always start with a measured survey and then provide sketch schemes in order to inform the client what they can do.
Once a design is agreed, I would submit for planning (if required).
Sometimes a client will want a confirmation from the local council regardless. In these instances a Certificate of Lawfulness can be applied for.
Building regulation / construction drawings will be required and an application will be necessary to the council.
We would most likely apply for a building notice and commence with construction when ready.
We would then price the project and agree the fee with the client.
When contracts are all in place - we will start construction.

I would ask the client to work with me on this. I'd want to know what they like and get into their minds.

First off would be to produce a mood board -
I would appoint an interior designer to assist, and I generally I would ask the client for images, materials samples, textures, styles, images of furniture and then we would produce a mood board whilst throwing in our own ideas to spice it up.
We would then have a meeting with the client to agree on the style they want.
We would then produce plans setting out furniture, fittings, fixtures and produce a specification document that can be priced.

Modern or traditional. The industrial / trendy look now is also quite popular. We would easily be capable of this.
I have worked in an Art Deco style in the past and happy to replicate.
