This is to confirm that I&G Construction LTD carried out the double side and back extension and full house refurbishment. The project was conducted all the way through from the initial construction stage to final details such as wooden flooring installation and decoration .

They were able to offer useful suggestions and came up with some very good ideas. Overall, the work was completed to a very good standard and was passed without issues by the local authority’s building control inspector.

In the light of the above I would have no hesitation in recommending I&G Construction LTD for similar projects elsewhere.

A loft conversion is the creation of additional living space at roof level accessed by a staircase rather than a ladder. The new living space will contain fully habitable rooms and may consist of bedrooms, bathrooms, kitchens, playrooms or office space. A loft conversion may be constructed within the existing roof or the roof may be altered to create additional space.

How do I know if I can have a loft conversion?
The two main factors are the available headroom in the loft (can you comfortably stand up in the roof space at its maximum height) & the location of the staircase to the loft. We can advise on feasibility and provide a solution.

Do I need planning permission for a loft conversion?
A domestic residential home loft conversion and extension is often allowed by the Local authority under what is known as permitted development with formal planning permission not required. However, in some instances planning may be required & we can advise & provide architectural professional support.

All structural building work will require local authority building control approval to ensure the structure is properly designed, insulated, fire protected etc & we can prepare drawings and specification for submission to the local authority for approval.

What is a Lawful Development Certificate (LDC)?
Even though planning permission is not required for most loft conversions, we recommend that a Lawful Development Certificate is obtained from your local Council. The Lawful Development Certificate is essentially the Council confirming that the proposed works comply with the permitted development guidelines and thus is a lawful development. It is not a requirement for this certificate to be obtained, however it is very beneficial when it comes to selling your property. The cost of this certificate is £75. The Council may take up to 8 weeks to approve this certificate, however works may commence before the certificate is issued.

How much does planning permission cost?
Should planning permission be required, the local Council will charge a fee of £150. A decision from the Council will take up to 8 weeks.

How long does a standard loft conversion take?
A loft conversion on a terraced or semi-detached property would normally take 6 weeks to build, but time can vary with the type and complexity of the conversion and extension being undertaken. We will agree with you a suitable start and finish date after first initial visit so you know when to expect us and can plan accordingly.

Do I require Building Regulation Approval?
Irrespective of the type of loft conversion carried out, Building Regulation approval will be required. This involves a Building Inspector from an approved authority checking the works to ensure the works meet current Building Regulations.

The height of my loft seems low: can my loft be converted?
If the height in your loft from the top of the existing ceiling joist to the underside of the ridgeboard is below 2.2m, converting your loft may be more difficult and may require lowering the 1st floor ceilings to create extra height or raising the height of the property. Don’t rule out the possibility of a loft conversion before speaking to us.

Will there be any disturbance?
Loft conversion – we will minimize any disturbance by taking out debris and bringing all materials in through the roof via scaffolding. When we do need to break through the ceiling to install the new loft staircase we will give notice and protect all areas.

Extension planning - best sequence - customer and builder communication is key. We will ensure we discuss and agree a plan with you which may include phasing and some temporary work.

We will provide you with a schedule of work detailing sequence of work per each week so you can make suitable arrangements.

How do I ensure payment is fair and equitable?
We will provide you with a stage payment plan linked to the schedule of work (materials on site and work done). You pay when work each stage is completed. This ensures your confidence and provides us with cash flow to progress the work.
