Staff are slow to respond to even urgent repair requests (sometimes taking months to get anything done!). Support line can never answer queries and always promise to have the relevant department reply. This would not be a problem if they actually gave a callback or email response but this doesn’t happen even after contacting the support team multiple days in a row. More...

I wouldn’t recommend Howsy as I have had a few issues I contacted them about and they were of no help and lied to me about their communications with the landlord (who I spoke to directly in the end). They left me without hot water for almost 2 weeks and couldn’t coordinate the repair per the lease agreement. They had me do a mid-year virtual assessment that they didn’t share with the landlord for repairs and tried to get me to extend my lease when the landlord never asked for that. More...

To be honest the service is so poor, nothing is sent in a timely fashion and the weekend was the final straw. My tenant reported no heating on Saturday I received an email saying it was urgent late Saturday afternoon. I got on it straight away but contacted my tenant directly as couldn’t get hold of anyone on the phone to let them know, I did tell the online chat but there was no confirmation to the tenant! I have self managed my rental property for the last 14 years and decided to get a management company in after a string of bad tenants, my vetting procedures were not up to scratch and I got well and truly burned by taking people at face value. Initially I phoned local agents and also did a google search but the high costs from the local agents means that the only person who was going to make anything out of the property was them and most wanted an open cheque book for any issues or repairs. Howsy are different! Reasonable management fees and you can Taylor the package to meet your requirements so it made perfect sense to give them a go and I can honestly say they have been fantastic from the off. They are professional and ensure all the boxes are ticked for both parties so you can sit back and know that everything is in order and above board. They have phones lines that are open 24 hours a day so for the fees that they charge to manage your property you would be daft trying to cut costs and do it yourself knowing that you could get a call at 02:00 in the morning and the tenant needs assistance but you have switched your phone off. Cheap... And nasty.I have used Howsy as a landlord for a while now. They are very cheap. And it shows. They sent me an email to say they're putting their price up by £120 a year. Which sort of defeats their whole purpose of being cheap. But what's interesting is that the email says "as part of future-proofing our business, we're increasing our prices incrementally for all customers"... In other words, they're probably going bust unless they raise their prices. Which isn't surprising. Calls and emails never returned. When you call to chase, you just get told that some mythical beast called 'your account manager' will get in touch. But they never do. And you have to explain everything over and over again. My tenants reported a repair months ago - and it's still not done. I can't believe the good reviews are actually from anyone with any experience with them - if you have a cursory live chat with them on their website, and saying something vaguely positive, they immediately ask you for a positive Trustpilot review. Words almost fail me in trying to convey how TERRIBLE this agency is. Earlier this year I posted about a 6 month journey to get them to transfer rent to me. Since then, they have failed completely to carry out repairs authorised by me and the legal requirement of Gas Safety Check, or to communicate with me in any way. This week, my tenants left, having given due notice. Howsy failed to liaise with them to collect keys, and then phoned me today with the "good news" that the Safety Check and Check out had been effected this morning. I expressed some surprise as I had personally collected tenants' keys and the agency had never had one - I had also, given failure to effect gas check, cancelled it with them a week ago! Eventually they emailed me, not explaining why they had turned up after both tenants and I had told them departure was Dec.1st, but saying that my one week's notice was not enough to cancel check - odd, since apx 8 weeks had apparently not been long enough for them to do it!I can only hope now that they return tenant deposit with a minimum of delay.Since agents work for landlords, it is regrettable but possibly not surprising that tenants complain about the service. When there is this level of negligence in the relationship with the landlord, I can only conclude that it is bone-deep and am frankly amazed to find positive reviews on this site. Spare yourself the work and the months of stress I have endured and find another agent for your property.FOOTNOTE Following day:- to add insult to injury, Howsy has today sent me 3 invoices, totalling over £500 for work they failed to do and that I had consequently cancelled! I have also now learnt that my tenants have been harassed since their departure (notified to Howsy well in advance) for rent and failing to keep an appointment which they did not make.The CEO's response absolutely fails to address the breadth of the failures described above, which have nothing to do with "legacy issues". Please do not use Howsy to find you tenants, or re-let your property. My flat has now been empty for three months, I was not given any help in deciding my rent price within the new market, I hear no updates on viewings/ bookings or feedback at all and most importantly the team failed to convert 2 offers at full asking price due to slow follow up and incompetence. Understandably the market is slower at the moment, and I have been using Howsy for a couple of years. While they offer great value, their communication and service has never been great. However, their communication in the last 3-6 months has been horrendous. I only hear from them if I phone them directly, and even then I am generally told that my manager is not available and the callbacks I am promised do not happen. If you want to actually let your property, I would recommend going with an alternative estate agent. While they may cost more, you could actually receive rent into your bank which in the current economic situation is probably more important to everyone. More...

I am writing here as a last resort as it seems to be the only way to move things forwardIt's now been a month to the day that we reported our washing machine broken. We simply want it fixed.This means an entire month, in a global pandemic, of not having access to clean clothes. My partner left a complaint on Trustpilot a week ago which was replied to publicly very quickly, but absolutely nothing has happened.I want to appeal to your kindness and PLEASE arrange for this simply to be fixed. I have been with Howsy for several years now everything was fine but my tennent has not been paying full rent since March, Howsy are still unable to retrieve my full rent or anything off my arrears but continue to take their money out if what rent I do get. If I could give zero stars I would.The entire concept of Howsy is flawed. A fundamental principle of a lettings and management company is to provide an individual property experience, for both the renter and owner. At the very least you want to feel listened to and to have a point of contact to turn to when issue arise.In our case, as the renter, we have had nothing but a negative experience to put it mildly. An issue with the plumbing in the flat opposite us resulted in a leak under our bath. It was reported the same day to Howsy; however, it took a MONTH of chasing on the phone, each time talking to a different person from one faceless department to another. Explaining the issue over and over again, only to be told it would be taken care of as soon as possible. After a MONTH of no access to a bath or shower, having to rely on the goodwill of friends, showering at work (this was before COVID-19) and the threat of legal action, was a plumber was finally dispatched and fixed the leaky pipe in less than 20 minutes. It then took weeks more of chasing for someone to repair the broken tiles and to put the bathroom back to the way it was before the entire debacle. By way of recompense and in admission to the fact that we “should have access to a safe and working kitchen, bathroom and bedroom” we were refunded 1/3 of our rent for that month of hell. And now it seems the flawed Howsy concept has reared its ugly head again. THREE WEEKS since reporting our washing machine’s catastrophic demise we are again reliant on the goodwill of our friends. This time in a global pandemic, where bags of dirty laundry are deposited on friend’s doorsteps like a Cold War dead-drop. Only to be retrieved hours later, never seeing or coming into contact with the clandestine Samaritans.I have made numerous calls and written multiple emails pleading for information on when we can expect to have access to a working washing machine again. Each time the result is the same, empty promises and missed deadlines. All of which leads me to write this public and damning review, in the hope that someone (Steven or CEO & Founder Calum) with the ability to make actionable decisions and real-world solutions, can help resolve yet another wellbeing compromising issue.Until the property is, once again, in a “rentable condition”, I am left with no choice but to withhold and ultimately deduct rent.Best wishes,Matthew More...

Having had a property let for a few months, but still being relatively inexperienced as Landlords, we were delighted to receive a Tenant Interim Inspection report for the house. This was arranged and undertaken by an Howsy inspector and sent to us electronically a couple of days after the event. The report is comprehensive enough as an interim review, and even though we didn't really have any concerns it is another indication that all is well. Having heard and read many grim tales of other peoples landlord experiences before we embarked on the venture we are thankful that in our case everything is going smoothly, this in no small part, is down to the Howsy team working for us at the "operational sharp end" and, thus far, we have absolutely no regret in choosing them as our Letting Agent. I have been a tenant of Hoswy for over 2 years and experienced the worst customer service I have ever known. I actually tried to reach out to the CEO Callum who I see sometimes comments on here after sending a formal complaint to their offices - the complaint has not been acknowledged which now leads me to take my complaint to the ombudsman. I have had an extremely frustrating experience with this business. Some routine maintenance needs to be conducted on my flat, however it cannot be done immediately due to the lockdown. I have gone back and forth with them about it, without exaggeration, 19 times. They have shown zero creativity or ability to problem solve. This is not a hard issue. Having a nightmare with Howsy at present. I’m a new landlord and found my own tenants. Initially the referencing was failed incorrectly because the 3rd party referencing company misread the tenant’s tax return and their bank statements showing dividend income. Worryingly it took me reading the tax return and bank statements, not the Howsy colleague, to work out that a mistake had been made. The approach of the Howsy colleague was (and I quote) ‘the tenants have failed the referencing but you can still go ahead if you’d like’. Weeks on, referencing is long since sorted and I have now received an ‘updated’ draft contract at least 4 times, each with errors and all including a clause requiring the tenants to complete a professional clean at the end of the tenancy, which is not permitted since the change in the law in 2019. I questioned this and was initially brushed off and told ‘our solicitor reviewed the contract so it can’t be wrong’. I continued to insist something was not right, and after several weeks Howsy finally admitted they had sent me an old version of the contract and the clause was indeed incorrect. So they sent me a new contract - but with exactly the same illegal clause. Howsy have still been unable to provide the updated, solicitor approved wording and I have ended up suggesting what should be added instead, which worries me deeply as I am now wondering what else might be wrong. Howsy have also not provided a convincing explanation of why it is not permitted to specify a 2 month notice period for the tenants to end the contract, yet every other person I know who rents has a 2 month notice periods, it is quite simply the standard in London. It is also the notice period on the rental property I have now moved to with my partner rented via a high street agency.So where are we now? The tenants are still waiting to receive the contract, but did advise me today they have received a request to pay their deposit and first month’s rent based on an incorrect moved in date. I have also been given inconsistent messages about when the EICR and gas safety certificate are required, initially being advised by Howsy that they must be completed before the tenants move in (which is what I have arranged) but am now being told the contract cannot be issued without them.I am literally at a loss and tearing my hair out, this has been so stressful. I passed the tenants details on to Howsy on the 28 September. It is now the 17 November, the tenants are due to move in on the 25th and we still have no contract and no plan for inventory and check in. I think the only reason the tenants haven’t walked away is because I’ve met them personally and they can contact me via email to check everything is going ahead. I would go it alone but it all feels too close now and like I have no other option. Howsy must be cursing me but the errors have all been at their end, and it seems impossible to escalate. We've been using Howsy for three years now (previously they were No Agent). There were definitely growing pains in the early days but now it is a slick operation. Customer service is prompt to deal with enquiries whereas it had taken longer in the past.
