"There was an old outhouse attached to back of my house that was falling down and allowing water to get through into our kitchen. Benjamin came and discussed the work with me. He was incredibly professional and talked me through each stage. Very pleased with Ben and his team on the refurbishment of my house. Extension above a double garage and part of the kitchen. The result was 3 good size rooms, a complete bathroom with bath tub toilet and an WC for visitors. The work was started on time and very swift, with a great deal of attention to detail. Q&As

If your looking for a speedy and affordable way to add living space to your home, this is one of the ways to do it. Now if your thinking "can I do this" then consider the following elements before you make an evaluation. Make sure you know all legal issues involved including:
- Restrictive clauses
- Planning permission
- Building regulations

Other potential issues could be:
- Do I live in a listed building
- Would your drainage be affected
- What insulation would you need

What kind of garage do you own and is it suitable for conversion?

- Single garage - A single garage will add around 150 square feet of floor space to your home.
- Double garage - You may either convert the whole area, or just the nearest side to your house. If you convert it all, you can expect to add around 300 square feet of floor space to your home.
- Tandem garage - As before, converting only the back will leave you with the best of both worlds.
- Standalone garage - Careful, as you may need to make an application for permission to change its use.

Step 1

Remove the garage door, unless you plan on making a three-season room to include sliding screen or glass door. Build a wall that closes in the garage-door opening, incorporating a window if it is part of your design plan.

Step 2

Insulate the walls, since most garages are kept cool and have none. Either add insulation in sheets and cover it with drywall, or have it blown into the walls and then cover them. Use a mask if you are installing your own insulation sheets. Consider hiring a professional if you plan to use blown-in installation.


Step 3

Add a closet, or if it is part of your plan, a bathroom at this stage of the renovation. Install lighting that matches the rest of the house. Determine if the garage can be connected to the main heating source of the house. If not, install an alternate heating source. Ensure that the door connecting the entry from the garage to the rest of the house is inviting.

Step 4

Paint the inside of the room. Next, either install carpet over the concrete floor or create a new floor of laminate or tile. Decorate the new room with your theme and add furnishings.

Is there enough height?
The first step in assessing a loft’s potential is to check how much headroom is available. This should be measured from the top of the floor joists to the underside of the ridge beam.

A comfortable threshold is at least 2.4m. You may be able to get away with just 2.2m in some cases but the finished floor and ceiling will eat into this, leaving you with around 1.9m or 2m on completion, which could feel claustrophobic. See the box on page 86 for advice on how to increase height.

The main limiting factor is the building regs related to staircases. These are slightly relaxed for lofts but still require a minimum of 1.9m headroom at the centre of the flight, and 1.8m at the edges (to account for sloping roofs).
What’s the roof pitch like?
As a rule, the steeper the pitch the easier conversion will be, as there will be more usable space available. According to Velux, if your roof has a 35° gradient, you’ll need an 8.5m span to complete a rooflight conversion; as opposed to just 6.5m for a 45° pitch. Switching to a large dormer or other extension changes these parameters, but bear in mind that you won’t be able to raise this above the existing ridge height without securing full planning consent.

Do you have a cut roof or trusses?
Most roofs built before the 1960s were cut on site and assembled using thick rafters, joists and purlins – with minimal battening to get in the way of the main void. Assuming there’s enough head height and a decent pitch, these traditional cut roofs are often relatively easy to convert.

Stage 1
Scaffolding is erected to provide independent access to the loft.

Structural beams are installed into party walls to form independent timber floor support and front roof elevation with dwarf wall.


Stage 3
Create Dormer structure and install Velux windows.


Stage 4
Complete roof tiling to both new dormer and front roof elevation.

Build interior partician, doorways and ceilings.


Stage 6
Install double glazed windows. Floor and wall insulation.


Stage 7
Create new access staircase between loft conversion and first floor.


Stage 8
Then plasterboard throughout and finally finish with a plaster skim.
