Charlotte did a measured survey and had my building regs drawings for a garage conversion done and submitted in record time which all went through with no hic-ups and no headaches which is exactly what I needed. I would highly recommend.

Q&As

Firstly you must check to see whether a condition has been placed on the garage when it was approved for planning that prevents its conversion into a habitable space; or whether there are any restrictive covenants in your deeds.

Firstly you will need to find out if planning permission is required. Once that's been established you will need to decide upon a design for the conversion. Once you are happy with the proposed scheme you will need to obtain Building Regulations approval; this can be done by submitting a full plans application, which an architect can do for you; or you may be able to undertake the work on a Building Notice, however, you will need to be sure the work will comply with Building Regulations if you take this route.

You will need enough headroom to allow you to get up into the loft via a staircase and to comply with Building Regulations. Another important factor is the amount of useful space available for the intended purpose of the new room.

Firstly you will need to find out if your loft is suitable for conversion and whether the structure requires any strengthening to allow the conversion to take place - an architect can help with this. Then you will need to have drawings prepared to show you how the loft conversion can work; once you are happy with the drawings you will need to obtain Building Regulations Approval - again, an architect can undertake this work for you. Following this your loft will need to be cleared and the construction work can begin. The walls, floor and roof are insulated as necessary; rooflights or other windows are installed; a staircase is fitted; partition walls are constructed as necessary; electrics are installed; plasterboard is installed and skimmed, skirting boards etc are fitted and then the room/rooms are decorated ready for you to start using your new space.
