How can someone tell if their Garage is suitable for conversion?
Assuming the garage is attached to the house; the building should to be sound and weathertight in the first place, otherwise more substantial work may be necessary. A check for any Planning Condition requiring retention of the garage as a parking space should be carried out.
NB If the garage is not attached to the house, it may require permission for a change of use.
Run us through the different stages of the Garage conversion process - what's involved?
Drawing up of plans and submission of a Building Regulation Application. Insulation of floor, walls and roof. Tendering drawings and specification to a suitable Builder, with a fixed price contract.
Removal (and blocking up?) of door(s), installation of window(s). Breakthrough and forming of access from the house if required. Installation of power, light, heating. Finishing and decoration.
How can someone tell if their loft is suitable for conversion?
The first check is how much head height would be available after conversion (note that a sloping ceiling may need to be lowered to accommodate insulation, and a floor may need to be raised to make it strong enough) If there is inadequate head height addition of a dormer type window may need to be considered.
The second check if whether feasible access can be provided - where can the stairs go and will they have sufficient head height above?
The third check is whether safe and direct escape (from fire) to ground outside may be achieved from the new accommodation through the existing house, so as to comply with Building Regulations.
Run us through the different stages in the loft conversion process - what’s involved?
Drawing up plans and submitting of Planning Application (if required - eg for dormers etc) and Building Regulation Application. Tendering of Drawings and Specification to a suitable Builder, with a fixed price contract.
The actual building process will vary with the type of conversion, but will chiefly cover, structural strengthening, insulation and finishing, electrics and heating, fire protection, stair access and escape.
