Essential Checks Before Your Loft Conversion or Upper-Level Renovation:

1. Joist Strength:
• Question: Are the current joists strong enough to support the new renovation?
• Action: If not, a structural design assessment will be required to ensure they can sustain the proposed loads.
2. Head Height:
• Question: Is there enough vertical space to comfortably move around?
• Action: If head height is insufficient, consider implementing a box dormer on either side, ensuring a minimum of 2m for comfort and safety.
3. Access and Egress:
• Question: Can safe and easy access be created to the new room?
• Action: Ensure a clear pathway, both for entering and exiting the new space, keeping safety paramount.

1. Detailed Survey:
• A meticulous onsite assessment to capture the current state and specifics of your property, ensuring accuracy throughout the design process.
2. Draw Existing Plans:
• With data from our survey, we draft detailed existing plans, serving as a foundation for our proposed designs.
3. Design Proposed Plans:
• Using your vision and our expertise, we create a design proposal that aligns with architectural feasibility and desired aesthetics.
4. Agree with Client:
• Collaboration is key. We present our proposed designs and discuss them in-depth with you, making any necessary revisions until mutual satisfaction is achieved.
5. Apply for Planning Permission:
• Taking the agreed-upon designs, we handle the application for planning permission. It’s important to note that this process can take up to 90 days for local authority acceptance.
6. Structural Calculations & Building Control Drawings:
• Once the design receives approval, we undertake detailed structural calculations and produce building control drawings. This ensures the project’s integrity and compliance with local regulations.
7. Handover to the Builder:
• With all designs and permissions in place, we provide a comprehensive set of plans to your chosen builder. This ensures a seamless transition from planning to execution, leading to successful construction.
