2. Draw Existing Plans: Based on our survey, we draft a detailed set of existing plans to provide a solid foundation for the forthcoming design phase.
3. Design Proposed Plans: Our expert team crafts a design proposal, integrating your vision with architectural feasibility and aesthetic appeal.
4. Agree with Client: We believe in collaboration. Before any official steps are taken, we thoroughly discuss our proposed plans with you, making any necessary revisions until you’re completely satisfied.
5. Apply for Planning Permission: Once you’re happy with the design, we handle the process of applying for planning permission. Please note, this application can take up to 90 days to be accepted by local authorities.
6. Structural Calculations & Building Control Drawings: After the design gets the green light from the Local Authority, we create detailed structural calculations and building control drawings to ensure your project is both structurally sound and compliant with local regulations.
7. Handover to the Builder: With all the paperwork in place, we hand over our comprehensive set of plans to your chosen builder, ensuring a smooth transition from design to construction.

Essential Checks Before Your Loft Conversion or Upper-Level Renovation:

1. Joist Strength:
• Question: Are the current joists strong enough to support the new renovation?
• Action: If not, a structural design assessment will be required to ensure they can sustain the proposed loads.
2. Head Height:
• Question: Is there enough vertical space to comfortably move around?
• Action: If head height is insufficient, consider implementing a box dormer on either side, ensuring a minimum of 2m for comfort and safety.
3. Access and Egress:
• Question: Can safe and easy access be created to the new room?
• Action: Ensure a clear pathway, both for entering and exiting the new space, keeping safety paramount.
