Couldn't believe how this has changed and is now possibly going to be knocked down and houses built on the previously farmed land. What a shame

Fabulous old building which was an agricultural college. Now has a Montessori school, artists studios, cafe, etc. Ample parking but some very narrow lanes. Lovely views all around.

An amazing and very under used local treasure. It's been used for lots of things, (memorably for some amazing blues weekends) over the years, all laudable, and none that really made enough money to look after the huge old place.

Loved this place when it was Dame Hannahs, visited recently as helped at the hedgehog rescue centre, there is still a hydro pool and a few of the buildings being used, it would be horrible if this beautiful place, went to ruin or built on ,. I was very sad when it stopped being used by dame hannahs as it was and still is a wonderful place. More...

We were looking for some architectural plans drawn up for our extension in Torquay. Co Create came out and talked us through the whole design process, helped develop a scheme we hadn't even considered. They worked with the Council and planning permission was granted, couldn't be happier! More...

Q&As

Meeting and interacting with people both as a professional and as myself - I try to combine both!
I also love materialising schemes based around peoples needs - each client has a intimate sense of needs and thus it's my role and passion to discover and materialise this.
I find that working with my clients as opposed to doing everything my way and having exclusive ownership, allows us together to create the solution which builds working trust. This ties strongly with the above points.

Freedom in the sense of wanting closer ties with clients and people, and to have the ability to diversify and do things differently if it can make things better for everyone - not just for making us money!

Clients should choose us because they can attain experience of higher-profile level architects at a price that is more competitive and realistic - where their project's quality will not suffer. We sit in terms of fees between 'one-man bands' who typically have partial or little qualifications and experience that charge low fees, up to fully established Architects who will charge much higher fees for their experience. The beauty of using us is that we can provide experience from multiple construction industries both in the UK and from overseas, to offer experience more diverse than these Architects who are fully established - but only in one geographical market.
We also have multiple client reviews via our website.

Services

We can work with your current ideas and contribute our experience to give you further ideas and possibilities for your project to make it something really special. We use our knowledge of planning policies and processes across multiple local council authorities to advise and contribute to the success of your project, and it receiving planning approval to materialise as something built and real for you to enjoy, or to achieve whatever your goals are for your project.
We typically provide;
- an initial review meeting to meet you and discuss general terms and project desires, and give you a process guide
- review your project surroundings and local policies and built examples to give you realistic and proactive information
- undertake a measured survey or work with others who provide this where a specialised survey is required
- create design concepts built upon your ideas and contribute if we can help improve or provide you options for your project
- produce computer-drawn accurate drawings of your scheme based on accurate survey information, for both formal planning submission purposes and for your records
- submit formal drawings and any further information required pending the scope of your project to the local authority for processing
- provide you with further information on later stages of your project, or we can undertake these services with you.

Please note that we can provide any of these services separate from the whole package you see here!

We can provide services and information to you regarding the scope of your project for the building regulations stage that is required by your local authority by law.
It is important to note that as part of our working process and ethics that we do not insist that you need a full drawings package for projects such as extensions or loft conversions - this can be done on what is called a 'building notice' where your builder can provide a small amount of information to your local authority in the build stage. We are open about this to save you money and time, and we insist on providing honest value and information to our clients to genuinely help them and their projects.

We can however supply a full building control process to clients with new-build projects and larger projects than home expansions.
This process consists of:
- Appointing a building control officer either through a certificated building control licensee or an officer through your local council
- Taking your existing project information, or creating new detailed information such as plans, sections, elevations and building specification information.
- Analysing and designing the components of your project and providing other design team input such as structural, mechanical & electrical, and other specialist consultant input so that your building design at the minimum meets current building regulations
- Submitting formal information for building control approval, and informing you of the inspection process for specific elements of your building in it's build stage

Please note we can contribute services at any of these points for your project should you require our assistance - we are not fussy about only ourselves undertaking the whole stage procedure!

We can provide a number of design and business-based services to you and your projects given the wealth of diverse experience shared by our team:

- Feasibility Services
- On-site and bespoke design detailing - and production links
- Project Marketing and Business-Case creation
- Meeting support with financial and all project-related consultants
- 3D, Animation and associated visualisation services from our highly-experienced associates
- Viable contact links to large-scale Architectural and Contractors if you have a major project in mind
- Graphic and company materials design services
