Aluminium corner garden set. Started opening boxes looking for the bolts.... They were obviously in the very last box I opened. Simple enough to assemble if you can decipher line drawings. The only thing is that the instructions hint at 30 minutes assembly for two people.... not a chance.... there's 49 bolts, half of which are definitely not 'easy access' locations.... allow yourself at least 150 minutes. We found a patio table and chairs, which were just what we wanted and the price was favourable to the products we'd seen online. Sophie in the shop was very helpful and delivery was arranged. The following day 2 friendly chaps arrived on time with our purchases. When we checked the contents it looked as though some of the fixing kit was missing, so spoke to Tom. He quickly checked what we'd got and what was needed and reassured us that we had all that was required and apologied that the contents leaflet was out of date. How can someone tell if their Garage is suitable for conversion?
most existing garages are able to be converted into a single story conversion . to do this the walls will checked to see if they are a cavity wall . if not a septette insulated will will need to be installed . the existing concrete floor will need to be insulated and a screed laid or a timber over-floor . the roof will need insulation then it will meet building regs , the existing garage door will need a foundation across it to allow this to be bricked up .
to build a 2nd story onto an existing garage the foundations will need to be checked first , if this is inadequate a new steel frame will need to be installed with concrete pads then the 2nd floor can be constructed .

remove existing garage door and dig new foundation .
brick up opening and install new window .
insulate existing garage floor and lay new subfloor ( screed / timber )
install any internal partitions .
install 1st fix plumbing and electrics
insulate and plaster all walls and ceiling

install new carpentry and door access

check with local authority that loft conversions are allowed within your area / street
you need to achieve a minimum of 2000mm headlight within the completed loft conversion

the best part about my job is meeting clients and seeing the joy / happiness at the end of the project when they have such an amazing hew home . I like taking the photos of our completed works and showing them to future clients . we are very proud of what we do at urban lofts and extensions .
What inspired you to start your own business?
I have works for major loft companies since I was 18 years old . these companies use subcontractor for all of the projects and take a large premium for acquiring the works . urban lofts and extension work direct to clients and offer the same services without the additional premium . in starting my own business I can work direct with the clients from start to finish so there is no confusion .

lofts conversions from standard dormers , velux conversions , mansards , hip to gable to complete new roof structures . we construct any client requirements from bedroom with en-suites to walk-in dressing rooms . all products and materials are patented to the original property to make the new conversion blend into the existing property to form a single original looking structure.

we offer a complete refurbishment / renovation service . this service also includes helping with upgrading or moving of existing services to the property ( gas , electric , water ) as in most renovations supplies require an upgrade to achieve the best possible input into the property ,. in many cases this is overlooked and can be very costly . we work close with manufactures / suppliers to get you the best possible prices on materials and finishes . we are here to help with any designs or ideas and have 25 years experience in achieving the best posable out of each property
