During our Time in SW London we rented through Tate residential for over 2 and a half years (2 flats) and our experience working with them was extremely positive. Our dealings with both Natalia and Paul were both professional and friendly, with them being quick to resolve issues that arose and accommodating to our needs when being renters with a pet. If an issue arose the team at Tate were quick to be on hand and have things resolved in a timely manner, even during restrictions in covid they were did not let this deter from their level of service or the needs of their clients. We initially started working with Tate in early 2020 and moved into one of their properties at the start of April 2020, an extremely stressful and uncertain time. Despite this, Tate were able to ensure that the move continued without a hitch. Having used other estate agents previously, I can say our experience with Tate was far beyond those previous, and had we not been emigrating then we would have continued to utilise their services, should we relocate back to London then we would look to work with them again without hesitation. I don’t even know where to begin. It’s been an absolute nightmare. 1. The agent attempted to charge us for the reference check (£45 per person) which we found out seconds later that it should be free. When we asked him about this said fee, he only replied “I’ll remove the charge from the deal sheet”. Very very dishonest. After signing the contract, we realised the remaining monies we were about to pay was kinda off. Turned out the agent “forgot” to deduct the non-existent fee for reference check. 2. Fast forward to the day we moved in which is today. The property was not in the condition we expected. The bathroom door can’t be closed. The property has not been professionally cleaned as promised - there’s a huge brownish stain next to the bed in one of the bedrooms where the light is also broken. Surfaces are sticky. The previous tenants left a bunch of stuff in the kitchen. When the other tenant tried to contact the agent about the situation, she realised the agent had blocked her on WhatsApp. These problems should have been sorted before the move-in date. When I contacted the agent he told me to contact the landlord instead which I find strange. Since it’s the company that’s managing the property, not the landlord. This in turn almost led to an unpleasant misunderstanding between the landlord and I about the situation the landlord knows nothing about. Since when has it become the new tenants’ job to figure out whose responsibility it is to get the property professionally cleaned? We were merely expecting a professionally cleaned flat where there’s no serious damages…Not a flat where there’s a huge brown stain in the bedroom and no privacy when using the bathroom. Worse experience ever, when me and my husband went to view this place.. We both really liked it. We met the agency guy named Jake. . Who was friendly at first but now I'm very disappointed in how he has behaving right now.....Because we had to give to give our current place 4 weeks notice before we move. They was asking us to move in 1st week of June but we couldn't... However we was promised the new place would be cleaned. As it should when someone moves on a property. 1st 2 days back we meant to move in, I was given the keys but the house that we are moving in was disgusting. Painted the walls but left everything dirty. Furniture stacked in the middle. Floors dusty and covered in paint. Left like that amd asking us to put things back?. When someone moves into the home and was told of what will be done should be done.after taking deposit money from us and making us pay in a hurry then blocking someone because on phone is disgusting.....Right now I'm very disappointed in this agency. Iv never come across anything where it's been like this...At this moment it's going to be 3 days where the cleaner has just come in now and won't finish till 10pm because even she had said ' this place is disgusting' and we still havnt moved in. If anything should be told in advance then it should be done given there was 3 weeks before we moved in. Communication should be the key. Having cycled through the ringer of letting agents in London, I was pleasantly surprised when I found a great place through Tate Residential. There was no messing me around and within three hours, Jake helped me secure the flat. He was exceptionally helpful and responsive to my queries, making what could have been a complex process seem easy. Unfortunately, our experience with Tate Residential was very negative for the most part. They put unnecessary pressure on us when we wanted to rent somewhere and asked us to offer a monthly figure. They also "offered" an expensive referencing service and implied it would be very difficult for us to do this referencing by ourselves. They failed to deliver on their referencing anyway, were incredibly uncommunicative and unhelpful, so we ended up having to do it ourselves. Tenants should not be charged for referencing and it is incredibly unprofessional to try and coerce tenants to pay for this service. While we were renting with them, they did generally respond to our emails when we had issues with the flat and they arranged for the more urgent ones to be fixed. But sometimes they wouldn't respond without more prompting from us. They put pressure on us again when renewing our contract and the contract was very unfavourable towards us in our circumstances with minimal compromise - despite being good tenants for 18 months. Finally, when leaving the flat they told us the cleaning wasn't at the level we moved in at and said we had to pay for professional cleaners on top of all the cleaning that had already been done. In TDS' decision on the matter, they found that a professional clean was not required. Tate Residential's approach is too aggressive and adversarial. Starting and ending our contracts were stressful periods made worse by Tate Residential staff. We would not recommend them. More...

My friend and I have had an overwhelming positive experience with Tate Residential, which is saying something given the awkward situation they had to deal with for us! One of the previous tenants of our flat did not move out when expected and we started our contract a month later than planned. Throughout that whole time, Jake was the friendliest and most helpful estate agent you could hope for. She is super customer obsessed and did whatever was possible to help me since day 1. I am now renting my first apartment with Tate Residential and I've been happily surprised to finally deal with an agency that are not over priced and deal with future tenants and current tenants with professionalism. I did my application with Amber and she has been a great help. The process was super easy and stress free. Katarina has also been helping in and there which was amazing to get the support.
