Having worked in an Architects' practice for many years I am now operating from my office at home and, with minimal overheads, feel sure that my fee quotes are very competitive.
The design and production of drawings will be of the highest quality which will assist to generate a successful building project to enhance your home. The design drawings will be of sufficient detail to be used to invite early building quotations and ensure that the proposals are within budget. I have a number of current projects at various stages of the design/build process - some quite local to yourself - and you are welcome to view. I specialise in the residential sector enjoying many years of experience in this field of work and I would like to offer you my services for this scheme.


My fees will incorporate the following:

Design Drawings/Planning Permission ........................£TBA
To carry out a full laser measured survey and complete the design drawings for the extension to your approval and submit the planning drawings to the local Council's Planning Department. We can investigate a number of layout and design options. Acknowledging that this will be the most critical stage to ensure a successful project, we will not progress to the planning submission until you are fully satisfied with the proposals.
SDAS will act as your agent during the planning application process and will deal with all correspondence and negotiations with the planners on your behalf. The fee includes for carrying out any minor amendments requested by the planning authority. The household planning application usually takes 8 weeks and the fee being payable directly to the local authority costs £206.00. Depending upon the nature of the extension the project may be deemed to be 'permitted development' ' and may not require a formal application.
An Ordnance survey download will be required at a cost of £19.

Building Regulations....................................................£TBA
Preparation for the Building Regulations Approval drawings complete with all building specifications. Again, the fee excludes the council's Building Regulations application fee which is based upon the area of the extension. SDAS act as your agent during the Building Regulation application process and we deal with all correspondence with the council's building control department on your behalf.
The Building Regulations process usually takes 2-3 weeks.
The drawings at this stage will be very detailed and provide the contractor with council approved information for construction.
I would recommend obtaining at least three quotes for the build. I can suggest a few builders to be considered for this work if you wish.
There may be some requirement for a structural engineer which would merit a separate fee.
