Q&As

Most garages can be converted unless they are prefabricated.

Make a building control application.
Construction of a new insulated floor.
Removal of the garage door and construction of a small wall and fitting of a window.
Completely line the perimeter walls with stud walls, insulation, plasterboard and skim.
Insulate the ceiling plasterboard and skim.
Fit adequate electrics and heating.

A loft conversion is possible in any roof with a minimum height of 2.4m from the top of the ceiling joist to the underside of the ridge beam.
However it is possible in some older houses (high ceiling heights at first floor level) to lower the first floor ceiling and convert the space above.
If a house is detached then some times it is possible to raise the ridge height to gain the extra room required. Planning will be required for this type of conversion. A lot of rear elevation dormers can be constructed under permitted development (thus not requiring a planning application).

Full dimensional survey of the house.
Preparation of drawings and structural calculations.
Preparation and submission to Local authority for planning (if required) and building control approval.
Most loft conversions can be constructed from scaffolding. The materials being taken in from the scaffolding.
The construction of the new structural floor is the first part of the job.
The fitting of roof windows and the construction of perimeter stud walls can then be carried out.
First fit plumbing and electrical work is carried out then the insulation is fitted.
One of the last stages is fitting of the new staircase which would need to be carried out from within the building.
The room will then be plastered and the second fit joinery and electrical work carried out.
